Side by side water front condos are listed at the same time by two different brokers. It is hard to tell which one is the best although one of them also has a cottage. Unit A, the one with the cottage, is listed for $2,950,000 and Unit B is listed for $2,995,000. They are both so fabulous in their own right that I think the best thing to do is buy them both. For $6,000,000 one could have an outstanding waterfront home, reconfigured to suit a downsizer with separate quarters for visiting friends and family or with the town's permission, one large luxurious home within walking distance to the train and downtown Greenwich.

Wishing you well: Susan Calabrese, Coldwell Banker

[content removed by moderator for being self promotional]

0 replies Mon, 11 May 2009 14:36:00 GMT http://www.zillow.com/advice-thread/The-Greenwich-Real-Estate-Market-PICK-OF-THE-WEEK/233560/ 2009-05-11T14:36:00Z The Greenwich Real Estate Market OUT THERE http://www.zillow.com/advice-thread/The-Greenwich-Real-Estate-Market-OUT-THERE/233557/ 98 Lower Cross Road is a real charmer. Yes, it is an undersized property but the house has been updated beautifully, has plenty of bells and whistles and the owner can look at all the beautiful surrounding land without having to take care of it. Listed at $2,195,000 this is a definite "go see."

1 Lockwood Ave is a lovely home in Old Greenwich that shouldn't be missed either. Listed at $2,995,000 this 5 bedroom, 4.1 bath house is conveniently located just a couple of blocks from Old Greenwich Elementary School. It was built in 2205, has 4,374 sq. feet of beautifully practical living space (love the kitchen) and a yard designed by an award winning landscape architect that makes the most of the .23 acre. This house exemplifies "easy living."

21 Dorchester is probably one of the cutest houses on the market. Built in 1953 and renovated in 1990 this 2 bedroom on .28 acres is not to be missed as a condo alternative, starter home or downsize possibility. Lovingly maintained and joyfully lived in, this home exudes warmth and is just waiting for the right owners to take advantage of the great location and easy living.

0 replies Mon, 11 May 2009 14:27:00 GMT http://www.zillow.com/advice-thread/The-Greenwich-Real-Estate-Market-OUT-THERE/233557/ 2009-05-11T14:27:00Z Greenwich Real Estate Update Around Town http://www.zillow.com/advice-thread/Greenwich-Real-Estate-Update-Around-Town/232886/ [content removed by moderator for being self promotional]

2 replies Fri, 08 May 2009 21:41:00 GMT http://www.zillow.com/advice-thread/Greenwich-Real-Estate-Update-Around-Town/232886/ 2009-05-08T21:41:00Z Greenwich Real Estate Market Around Town NEW NEWS May 8,2009 http://www.zillow.com/advice-thread/Greenwich-Real-Estate-Market-Around-Town-NEW-NEWS-May-8-2009/232896/ New News: So as I said last week: there are people who feel comfortable pulling the trigger. With 11 closings this week that's pretty obivous. Two condos at 51 Forest sold this week with one listed at $638,000 sold for $627,000 and was on for 175 days, and the other listed at 989,900 after 205 days. A single family house on Bedford Road was listed for $6,250,000 and sold after 521 days for $5,675,000. And another single family house on Cat Rock listed originally at $1,767,500 sold for $1,505,000 after 140 days.

Looking at "Days on the Market" for the recent contracts, it would seem that the houses that have been priced for our "new normal" are starting to sell in what would be considered a healthy speed. Times are quirky and there is never one reason why a home is doesn't sell...but price is probably the biggest contributing factor. A house that is overpriced never compares well to the competition. Realtors are looking to find value for their clients and when they see an overpriced house they won't recommend the listing to them. Time is money and many buyers have a limited amount of either commodity. They expect their realtor to have screened the houses and only show them the houses that will fit their criteria and amke good investment sense. How can a seller know whether his house is priced competitively or not? As a rule of thumb he will know his house is way overpriced if there are no showings in the first couple of weeks, it is somewhat overpriced if there are showings and no offers and spot on if there are showings and offers...get dialogue going or as one realtor says "let's start to dance." Don't let your ego get in the way of a possible deal; the dance may be a waltz or a tango, but hopefully you end up happy when the music stops.

0 replies Fri, 08 May 2009 22:18:00 GMT http://www.zillow.com/advice-thread/Greenwich-Real-Estate-Market-Around-Town-NEW-NEWS-May-8-2009/232896/ 2009-05-08T22:18:00Z The Greenwich Real Estate Market http://www.zillow.com/advice-thread/The-Greenwich-Real-Estate-Market/227124/
Old News: The Greenwich real estate market is down. According to town records the number of real estate transactions is down by 70% over this same time last year. Are we at the bottom? If anyone says they know the answer to this, ask to see their crystal ball…no one really knows. What I do know is that inventory is up, some prices are down and money is available to qualified buyers. I really think that if you are in the market for the long haul, now is a good time to buy. If you want to move to a town known for its amenities, where one can find beach front, horse farms, small condos, the list goes on and on, Greenwich can be the place for you.

So let's assume you are considering this area; what do you need to know?

New News: 14 single family homes were sold in the last 30 days with closing prices ranging from $490,000 on Talbot Lane to $6,700,000 on Perkins Road. During the same time period 12 single family houses went to contract with listing prices ranging from $589,000 on Bible Street to $9,250,000 on Andrews Farm Road.
