When's the right time to buy in Pasadena?

This is a question I'm asked by many people. When is the best time to buy? I answer that there are four main things to consider if you want to time the purchase of your home well: Taste, Your Financial Situation, Mortgage Rates, and Price. Briefly, there is more to it than price alone. Price isn't even the only financial variable you should consider. Because of financing options and negotiation opportunities there is more to timing than waiting for "rock bottom prices" as the car dealers call it. Read more...

I haven't lived there in 20 years. I'm thinking about returning, either to Pasadena or Sierra Madre. I notice that Zillow describes the people that live there as: non-native newbies, foreign-born urbanites, or power singles. Where are these non-natives and foreign born people from? I don't remember Pasadena being like that. Glendale, yes, Pasadena not so much. I'd appreciate it if someone could enlighten me. Thank you.

Will anyone pay more than 200k for this property?

This property has 2 housing projects withing shouting distance and two or three liquor stores that are even closer. I went by here last night and the property was boarded up. The neighbor on the left is a Mexican Restaurant with a nice parking lot.

Why do you make an evaluation of my house in Pasadena with those in L.A.?

I have looked at your evaluations of property in my Pasadena, Ca, neighborhood. I'm sure that people who are checking out the values for the purpose of purchasing look at your valuations, as well. My home at 1501 Cheviodale Drive was built in 1925, has two bedrooms, 1 bath. My neighbor who lives two doors away at 1519 Cheviotdale Drive also has a home built at the same time, with the 2 bedrooms and 1 bath. Her home has a little over 300 sq ft more than mine, but her valuation is about $100,000 higher than mine, mostly because your comparables for mine include two houses in Los Angeles, somewhat close physically, but in a really terrible neighborhood. My neighbor's comparables are all in Pasadena, very close to us. I know that your figures are only approximations, not actual values, but people who are buying check your website. Is there a way you can include comparables to my home only in Pasadena? I'm not selling my house at present, but I'd like to see an evaluation that is more fair. Please let me know if you can do this.

Washington Theatre

There should be some mention of the fate of the Washington Theatre at the City of Pasadena's Planning Commission Meeting, Wednesday, June 13, 2007, 6:15 p.m., in the Council Chambers of Pasadena City Hall, Room S249, 100 North Garfield Avenue, Pasadena, CA 91101. The Planning Commission will review the North Lake Specific Plan amendments at that time; the Washington Theatre is the most important cultural historic resource in the Specific Plan area, and anyone wishing to plead for the saving of the Washington Theatre will be able to speak for three minutes after submitting a speaker's card.

As of July 2007, the owners of the Washington Theatre are applying for National Register status for the building in order to be eligible for available historic preservation federal funds and tax credits. We wish the owners well and hope that the project will eventually begin after three long years of waiting.

Washington Park

My favorite thing about this park is that I found it completely by accident.

I like to take evening walks, and I vary my route each time. I love walking at dusk and admiring the beautiful houses, seeing the endless rosebushes that Pasadena residents adore, and hearing the birds sing their final songs before twilight.

One evening, I found myself at the corner of Claremont and El Molino, and as I was deciding which way to walk, I saw a vast swath of green to my left, which I happily realized was a park. That was the first evening of many that I spent walking across the little trail that leads from the west end of the park, winding under eucalyptus trees, and ending up at the swingset.

I always sit in the same swing - the far right one - and I watch the trees darken against the sky I fly through the air like a girl on a trapeze. The first time I did this, I hadn't been on a swing in a really long time. I completely forgot how addictive it is, and how your stomach lurches up, and laughter escapes your lips because of how thrilling it is to whip through the open air and simultaneously battle the irrational fear that you'll launch off of the swing.

There are picnic tables, a baseball diamond, tennis courts, and I'm sure a lot of other things, but all I care about is that lovely, perfect, makes-everything-else-seem-trivial swingset.
