If that amount is less than what is owed on the mortgage, you will need to talk to your lender about doing a short sale.<br/><br/>Just remember that you will need to prove 'hardship' to your lender. Examples of hardship might be not being able to afford the house, a loss of job or income, medical bills, etc. <br/><br/>There is also often fix up money that is available from local governments that is lent at little to no interest. And there are some grant programs for home repairs in some communities. Gwinnett county has such a program that will lend you money for repairs and if you live in the home for five years, the loan is forgiven.
