In Barnstable County, the year-to-date median sale price for a single family home (SFH) is up a modest 2.1 percent (Jan-Jun 2014) to $340,000. However, this number has been steadily climbing each year since 2011 when it was $313,500. Year to date 1,768 SFH sold through June, compared again to 2011 when that number was just 1,509. The only Lower Cape Cod town not experiencing the same recovery is Orleans. Only 38 SFH have closed through June versus 53 a year ago at this time, a decrease of 28.3 percent. The median sale price is also down by 18 percent, from $640,000 to $525,000. Like most towns, Orleans experienced the height of its market in 2006 with a median sale price of $675,000. Twenty years ago, that number was $207,500. Orleans actually had the highest median sale price of all the Lower Cape towns all the way until 2005, when it was surpassed by Chatham. Even so, we are still not at the height of the market enjoyed in 2006 when the median sale price was $693,500. Just for the fun of it, twenty years ago the median sale price of SFH in Chatham was $173,500. The fact remains that while prices are generally back on the rise, none of the towns on the Lower Cape are back to where they were at the height of the market. This is especially worth noting if you are a Buyer looking to jump in on Cape real estate. While you can still find a good deal on a home in Chatham, the days of ridiculous lowball offers are over. As you see from the numbers, real estate has historically been a great long-term investment. A good Buyer Agent will give you the comps and advise on a realistic offer price. Latest numbers from the Warren Group Jan 1-Mar 31, 2013 show 33 single family homes (SFH) sold, compared to just 25 for the same time in 2012. The median sale price for this period is just $435,000 versus $540,000 in 2012. In my opinion the reason this is NOT that Chatham home prices are dropping that much, rather it's that the lower price range is selling like hotcakes! With continued low interest rates on mortgages, more Buyers than ever are shopping the under $500K market. Many are purchasing vacation homes that double as rental investment properties. At the present time there are less than 200 SFH for sale in Chatham, well under a year ago. We are seeing multiple offers on new listings and Sellers holding out for their price. So the market is getting tighter in that respect; Buyers should be prepared to make a strong offer with financing in place if it's not a cash deal. You can still get a good deal, but the day of low-ball offers really are over in Chatham. While it's a great time for Sellers to list their property, it should be priced realistically and listed with an agent who is going to do the best job marketing. The best agents on Cape Cod KNOW that it's all about the internet, since our Buyers are mainly from off-Cape and are using the internet as their primary source of information to shop for homes. Meanwhile, we've had a glorious stretch of weather here with another great weekend coming up. Median sale prices in Barnstable County also rose, to $320,000 from $315,000 for SFH and $230,000 from $225,000 for condos.&nbsp; For the popular lower Cape town of Chatham, 144 SFH sold year to date,&nbsp;up from 128 a year ago.
