More below...<br/><br/>Due to existing state laws, Wyoming makes sales information available to the general public in March only, if my memory serves me correctly.&nbsp; During that time, one may visit (personally) the County Courthouses to obtain desired information.&nbsp; I discovered this last year when we were considering a home sale. Of course, registered Appraisers have access to the information, but neither buyers nor sellers can directly obtain adequate values to make an informed decision. During the process of considering purchase of new SFR's, I called into question the comps chosen by the appraisers. They were from distant neighborhoods of COMPLETELY different character from an affluence standpoint, pushing the purchase price upward, but until the following March I could not prove my point.<br/><br/>Currently, you have a Zestimate on one of our properties of ~$150,000, when a seller's appraisal done in October 2012 came in at $107,000. I guarantee that this inflated value comes from an analysis of nearby ASKING prices. This particular home is in a mixed character neighborhood, and no one can backup the number they see on your site.
