Would finance pprox 125k, excellent credit http://www.zillow.com/advice-thread/Current-rates-for-FHA-203k-loan-Would-finance-pprox-125k-excellent-credit/434929/ Hello. What is the current rate for a 30 year FHA 203k refinance?

Some details:
- I have excellent credit (low 800s)
- Project would involve borrowing 125k approximately (including 10% contingency)
- Currently owe 260k on the house

I was preapproved by several banks in the fall for 4.25% with zero points, which I thought was pretty decent (Rates were a bit over 4% then). Given that rates are a bit lower now, shouldn't it make sense that I could potentially see a rate of 4% or so?
The reason I ask is that when I approached Wells Fargo today, I was told that the rate likely in the "mid 4s." This was the same guy I worked with in the fall, who quoted my 4.25% when rates were higher.

Am I missing something? Are 203k rates higher now for some reason?

5 replies Mon, 12 Mar 2012 20:38:00 GMT http://www.zillow.com/advice-thread/Current-rates-for-FHA-203k-loan-Would-finance-pprox-125k-excellent-credit/434929/ 2012-03-12T20:38:00Z Looking for a good rate for refiance. Want 20 year fixed rate - 4.25% reasonable? http://www.zillow.com/advice-thread/Looking-for-a-good-rate-for-refiance-Want-20-year-fixed-rate-4-25-reasonable/397682/ I'm looking to refinance. Currently have a 30 year fixed rate with PMI at 5%. Would like to refinance to a 20 year fixed rate, with no PMI if possible. The amount I'd like to refinance is $269,000. Zillow online lenders are offering rates of 4.25% with APR around 4.3%. Does this seem reasonable?

Should I go for it? One thing I notice is that "Total Lender Fees" vary from about $1200 to over $6000! Why the difference?! Are these points added for the higher fee amounts?

Here are some details: I have outstanding credit (over 760). Obtained my current loan on October 2009 for $283,000 (purchase price was $315,000). Currently have $269,000 outstanding, which I'd like to refinance. I don't want/need to take any money out. Property is a row house (fee simple) located in Washington DC.

I've contacted two lenders already (my current mortgage lender and another one I had contact with previously for my original loan) regarding refinancing at 4.25% for 20 years with no PMI. Neither one has been responsive - is this an indication that the online zillow rates are too good to be true?

Any help would be much appreciated. Thanks!

7 replies Wed, 04 May 2011 21:40:00 GMT http://www.zillow.com/advice-thread/Looking-for-a-good-rate-for-refiance-Want-20-year-fixed-rate-4-25-reasonable/397682/ 2011-05-04T21:40:00Z How far out can I lock in rates http://www.zillow.com/advice-thread/How-far-out-can-I-lock-in-rates/353533/ I'm having a 680,000 home built but it won't be finished until mid November.
