Please note that the following information is based on where I work - Florida: If you already own the land, you are looking purely at the cost to build, utilities, etc. You can look for a builder who can construct semi-custom homes. This means they already have the blueprints, specs etc. In my area of Florida, these types of homes start at approximately $170,000. This does not include installation of septic or well and does not include any county impact fees. Additionally, it only provides for a set amount of concrete slab for driveway and patio. Anything beyond this would be at an additional cost. Please keep in mind, that this assumes your lot is already level and cleared. My advice would be to discuss your financing options with a lender and ensure you understand how the process will work from a financing perspective.

0 replies Tue, 22 Apr 2014 13:29:00 GMT http://www.zillow.com/advice-thread/how-do-you-know-if-you-can-afford-to-build-a-house/537263/ 2014-04-22T13:29:00Z Can a spouse purchase a home without the the other spouse added to the loan? http://www.zillow.com/advice-thread/Can-a-spouse-purchase-a-home-without-the-the-other-spouse-added-to-the-loan/307879/ yes they can apply for a loan and qualify. the other spouse if wanting no interest in the property(divorce situation) you will need sign a marital waiver. if you do want interest in the property then you'll be on the deed not the loan

contact your mortgage professional for specifics

0 replies Sun, 20 Dec 2009 18:19:00 GMT http://www.zillow.com/advice-thread/Can-a-spouse-purchase-a-home-without-the-the-other-spouse-added-to-the-loan/307879/ 2009-12-20T18:19:00Z Moving http://www.zillow.com/advice-thread/Moving/167220/ Hi, I plan to move to wake forest, NC and I need to know where do I apply for second mortgage for a new home. In most cases, people usually end up paying an amount for a lease that will already equal the cost of a monthly mortgage payment without getting the advantage of owning the property in the future. Renting has it's ups and downs, but investing in a property that will eventually become yours is more beneficial in my opinion.

0 replies Mon, 08 Jun 2009 17:10:00 GMT http://www.zillow.com/advice-thread/Would-you-consider-renting/243650/ 2009-06-08T17:10:00Z What cautions should I watch out for when looking at least to purchase options? http://www.zillow.com/advice-thread/What-cautions-should-I-watch-out-for-when-looking-at-least-to-purchase-options/186252/
There are many. In North Carolina you are likely to enter into a Lease with Option to Purchase. This means you are setting a sale price today, putting a down payment, and then you are leasing the property.

This is a LEASE. First and foremost. With a possibility of your getting a loan to purchase the property later.

So what is it that's keeping you from Purchasing now? Because you have to make sure that you can correct any barriers you currently have in time to qualify for your mortgage to purchase the property under the terms of the Option to Purchase.

You should hire an experienced Realtor who has handled these types of transactions who can help explain your options and help review any paperwork the seller may want you to sign. If you need a referral, feel free to click my profile to contact me.

FHA Financing is not strictly credit-score driven. It is on-time payment driven. So you should probably put in a loan application even if you're afraid of being turned down. Then you will know what you need to correct in order to qualify for your mortgage later. This would be step one BEFORE you sign anything else. A Realtor can help you through this process.

0 replies Fri, 09 Jan 2009 00:11:00 GMT http://www.zillow.com/advice-thread/What-cautions-should-I-watch-out-for-when-looking-at-least-to-purchase-options/186252/ 2009-01-09T00:11:00Z What is the current mortgage on this home? http://www.zillow.com/advice-thread/What-is-the-current-mortgage-on-this-home/182278/ 0 replies Mon, 29 Dec 2008 16:18:00 GMT http://www.zillow.com/advice-thread/What-is-the-current-mortgage-on-this-home/182278/ 2008-12-29T16:18:00Z Fannie & Freddie extend moratorium until January 31 http://www.zillow.com/advice-thread/Fannie-Freddie-extend-moratorium-until-January-31/188798/ Another good reason to hold off buying.

As long as foreclosures are being put off, mortgages being "modified" (only to default later), and the new government is moving towards allowing bankruptcy judges to reduce principal, how can we not expect further downward correction in prices, later?

0 replies Fri, 16 Jan 2009 00:53:00 GMT http://www.zillow.com/advice-thread/Fannie-Freddie-extend-moratorium-until-January-31/188798/ 2009-01-16T00:53:00Z This home is abandoned. Normally you would need a form of down payment plus additional money on top of the agreed upon rent. It may be easier to Rent UNTIl you can OWN. Just take that down payment money and stick it away as well as any extra money you can save in order to prepare yourself for closing costs and home improvement. The common misconception when dealing with rent to own is that your rent payments go towards a mortgage or down payment. That is IN Correct. The rent god toward your current living arrangement then additional money would go towards a down payment. That is probably one of the most important steps in the mortgage process. many lenders know that customers are shopping so they employ selective memory to make their deal look better than the next guy. Everyone has different preceptions on how a neighborhood is, my advice to you would be to ride by the house at different times, night and day, that goes for any home you are interested in. I am available to show the home to you, but I do require that you have a prequalification letter from a reputable mortgage company first- this is for two reasons 1. my safety & 2. my clients time.
