Finished Basement Appraisal Questions

We recently purchased a 3 bed, 1.5 bath home that is 1191 sq. ft. in Wellesley Massachusetts, an area known for being expensive and sought after. Houses in our price range go quick, as most cost more, and space is very limited (2500 people per sq. mile). We paid $436/sq. ft, and we have an unfinished basement with direct access and 8 ft. high ceilings that is approximately 550 sq. ft.

We're thinking of finishing the basement with an entertainment room, laundry room, and possible office/workout gym. However, I'm wondering a few things and would love to know everyone's advice:

- What % of the price per square foot can you generally expect to get back on a well finished basement?

- What is needed to have the square footage included in MLS listings? We currently have a separate door that directly accesses the basement, but there are 6 steps down.

- Likewise, would adding a full bathroom bump our MLS listing to a 3 bed 2.5 bath?

- What is typically most desirable in a finished basement? Office, bedroom, bathroom, etc.?

Any help is much appreciated, I've read through a few similar responses and I'm eager to get advice from the community.

Price difference between Zillow and Trulia

Hello Zillow Team,
I would like to know why their is pricing difference in house when compared to Trulia site, there is almost $110,000 price difference, why your site wants to show the houses at such low prices, is it possible to match your prices to the the same as Trulia's site.

The addition would add an additional 300+ square feet to a 1300 square foot home. It would be much need space for a growing family but not sure if it would add value to home underwater.

4BR/ 2 bath or 2 BR plus master suite w/3 baths?

We want to add a 1600 square foot second floor addition to our 1200 square foot, 3 BR 1 bath ranch home. We have 3 daughters and plan to be here for the next 20-30 years at least. Need to decide the layout of 2nd floor. Do we go with 4 BRs an a family bath or 2 BR, a family bath, plus a master suite with a 3rd bath and walk-in closet. I feel like I'd rather give my daughters their own room but people tell me I'm crazy for not having a master suite.

One time zillow offered a feature whereby you inserted your property address and Zillow came back with the home value of the property. Doesn't Zillow offer this feature any more?

I purchased my home Oct 5, 2010 and never plan on moving! Zillow has it listed for sale again as of Oct 9, 2010 and taken off the market Feb 10, 2011 when I never had it listed for sale. I would like to know how to correct this.

I'm a producer with the Youtube channel SpacesTV and we're looking for anyone in the Boston area who has or knows of someone who has improved/or is improving their house/apartment/car/or boat using technology. (This sounds broad and it is - we're looking for anything from small inventions that make things easier to large renovations) The episodes are 2 - 3.5 minutes long and consist of an interview with the owner/designer/builder/hobbyist about how/why they made their change and a walk through of the change.
