Our condo has increased in value by $45,000 in the past year. How could this be in a down market?

My parent's beautiful home went down $40,000 in value. How could our small condo go up so much in value in a down market, in a city where home prices are lower because it is in a little bit less desireable city to live in.

My home estimated by zillow at $186k. My home is larger (200sq ft) and also sports a oversize 2car garage (560sq ft). The house next door only has a single car carport (no garage). Otherwise, everything else is very similar (too close to call). Why the same value?
