I bought my home a few years ago.&nbsp; At some point, one of the previous homeowners added additional support / stacked concrete blocks (piers) to support beams under the house.&nbsp; The weight of the house has shifted from the perimeter foundation to the concrete blocks.&nbsp; This has caused some slight bulges in the floor.&nbsp; The floors are steady and stable.&nbsp; Windows and doors are functional.&nbsp; There is some cracking in the brick veneer in some places.&nbsp; The concrete blocks are not on footers,&nbsp; this caused some concern for the bank.&nbsp; I would like to repair this problem (proper footers) but it is more for resale purposes -- the structure is solid.&nbsp; What is the most efficient option for repair?&nbsp; I did have a professional look at it, but he offered using steel piers, 6 @ 1500 each -- that just seems excessive.&nbsp; The house is right at 1,000 sf -- so its not like there is a huge weight burden.&nbsp; I would be satisfied with a proper footer and concrete blocks.&nbsp; I guess I am asking here b/c consultants are eager to fill their pockets.&nbsp; I'm not quite being cheap about it -- it is my home after all -- but the steel piers 'driven down to bedrock' just seems like overkill -- I'm sure the house won't move after that -- but the problem IMO is not bad enough for that. The community is poorly maintained and the general consensus is that the association and the management company simply does not care, as long as they get the units rented out. The area has a high-demand for rent, so the units have occupancy. On the several issues of lack of regular maintenance, which include flooded streets, about 70% of the exterior lights not working, molded and unpainted exterior walls, no assoc. reserves, constructions without permits and more... If you don't know what you are doing, I would leave it to the professionals. There are great marble maintenance and restoration companies that are relatively inexpensive. However, on Oct 16th and 30th of major rainstorms, the rain water leaked into my living room - NOT from windows but in the middle of living room (appx. 5 feet away from any window/no water pipeline whatsoever) - water was coming from the dividing wall between bedroom/living room!!! Water seemed come out from some gaps between the wall edge/floor. It is definitely rain/weather related, since there was no leak besides these two nights when the rain was nonstop + gutsy winds for hours. Leaks started after a few - several hours after the storm started, and no leaks in other rainy days.<br/><br/>I don't know what to do - I'm the first time home owner only knowing I would need some experts help but not sure where to start. Right now all I do is guessing causes -&nbsp; the building is 40+years old, an had some bad condo management until recently, so possibly <u>condo association</u> might share the responsibility of the cause if it was related to the building maintenance such as outside wall/roof/building structure. Another possibility - I researched a bit and some rain water <u>could come in from window's failed seals</u> (which I could not tell by my eyes) and water got inside of walls. Not all inspectors are the same. Some might miss what others find.It's the human factor. A full home inspection depending on the size of the home can vary in cost but usually in the few hundred dollar range. Some home buyers are under tight budget and would like to think that the home is fine from what they see. A much easier route would be to have a four point inpsection. Insurance companies use these to determine several things. Four point inspections are less involved but cover four main areas that could end up costing you big time in the future. Roof,Electrical,Plumbing and HVAC. These componets of the home are inspected for age,life expectancy,damages ,leaks,improper installations and many more potential issues that are usually easily corrected if found early, and typically cost around 100.00. At the very least a buyer should have this type of inspection. Some insurance companies require this on a home that is 25 years or older.
