They are the ones who will be determining if the house's appraised&nbsp;value is worth the mortgage that will be held against it.&nbsp; Other than that, its all opinion&nbsp;by the buyer and seller.&nbsp; You think real estate companies care? Why would they?&nbsp;All they do is&nbsp;help sell and help buy homes. They buyers agent&nbsp;will use the&nbsp;"no closet" situation as a tactic for a counter offer.&nbsp;But it's really all up to the buyer. The sellers agent will use the "no closet" situation to take a lower offer. They just want to sell as quickly as possible, that's the name of the game. But again, that's all up to the seller.&nbsp; So your only concrete answer is that if you and the buyer can agree on a value of the home, and the appraiser ok's it, then your good. So ask&nbsp;a&nbsp;LOCAL&nbsp;appraiser. If they say its ok, tell your agent to list it as a bedroom. Or find a buyer who is paying cash.
