I would cosider staging your home, if it is still for sale. As a recent home buyer, it was very helpful for me when the house had **some** furniture in it. It will help your potential buyers image their own stuff in it.

If you are part of an Involuntary Homeowners Association, especially if you are in a gated community, check the covenants for limitations on running a business from your home. And, for heaven's sake, stage it!

While you are at the Ikea website, check out their section on entrances that addresses realities of living (rather than perfect staging) yet reduce the clutter effect.

Color and a bit of art work add to the WOW you want!

for all who have hardwood floors, I came across this product from my years of staging homes, and needing a quick cheap fix... Hollaway House, comes in a white bottle with a green label ... best thing on the market... apply - spread and dry... do a few coats... great... looks like new!

Ripping all the drywall out so you expose all the studs. So basically the house is at it's framing stage. That allows your trades that "works within the walls" to do their thing without anything being in their way.

No what materials is the house you are wanting to demolish built of. Brick, Wood, Block?

Go to the Real Estate offices in your area and offer to give a presentation on Home Staging. Show them expamles of some of your work with the resulting impact on condition and ultimate sales price.

This type of presentation is usually appreciated and can drive some business your way.

If you go with gas..Buy a 90+ furnance, they have a variable speed motor and dual stage burners. Very effiecent, all brands have the same technology. RUUD is the best bet for your money. I've installed hundreds of them, good product support. Have your contractor do a pay back comparison.

I have an acquaintance that will be selling soon and asked me to put my ear to ground for someone who worked this area and would be reasonable for a light stage of an empty 2600sf house. Thank you for the advice. If I don't get some buyers interested soon - the bank will foreclose.

As far as being misleading - staging in itself can be misleading - it can make you think a house is larger if you don't analyze the space closely. I don't think putting lipstick on a pig is very misleading. Just like millions out there, I'm trying to prevent a major financial crisis from hitting my family.

GOOD LUCK!!! some things to keep in mind, tax stamps for the weed. you may be better off keeping these as seperate enterprises. 2. refreshments. an adult beverage is almost a must., check for licensing.and C, staging could make all the difference in the success of this venture. may i ask which area of the country you are in?

I think the two "House Staging" links in every post that you make that go back to your own agent website might be considered spam here on Zillow. Links to sites like that not generally allowed on Zillow under their good neighbor policy. You might get more information about that here. Zillow has several helpful videos to help you establish a professional presence and market yourself and your business effectively in this thread here that might help you get started. It depends on what you mean by "Solar Heat".

The most cost effective method, "Passive" solar heating, requires significant work at the house design and construction stage and may be fairly impractical afterward.

Other approaches, including solar water heating, can become cumbersome when large heating demands exist due to limited hours of sunshine, or limited space for the solar thermal collectors.

Should I leave carpet in place or replace with a laminated wood flooring product?

We stage a lot of homes in the peninsula/south bay area, in the pricer neighborhood, we see a lot of clients ripe out the dated carpets and install hardwood floor for the clean look. however in the more affordable markets, you might not be able to recover the cost of re-flooring, so it really is a question that depends on a lot of variables.
In general, more buyers prefer the hardwood/laminate over carpets... but also keep in mind, the cheapest thing you can do to increase your house's appeal is painting! keep it simple and neutral, you can't go wrong...
