Why is our zestimate around $50 less sq/ft then the surrounding homes?

For some reason our zestimate is $157 a square foot when surrounding homes in Forest Lakes, Riverdell and even Pettasquamscutt are listed for $200 sq/ft and up. We have an updated home with a larger lot backing up to conservation land, a two car garage and full basement in a neighborhood with very few rentals and a community beach and dock. We are considering selling or refinancing but find this data curious...
