Your Dos and Don'ts for Home Inspectors

For those of you who will not read the entire post, my simple question is in the title:

"What are your Do's and Don'ts for Home Inspectors?" (As a Realtor)

Now, a bit about me. I am midway to completing my InterNACHI member requirements, as well as looking to join ASHI within the year if I feel I need it. Obviously, if you go to Home Inspector sites, you get there side, and vice versa if you simply go to a Realtor's site. I understand some Home Inspectors do cause deal breakage. It happens, and it always will on occasion. But I also understand that many buyers will still continue to choose to use an Inspection Service Prior to closing.

My initial question is this: How can I begin a Home Inspection business and foster a good relationship with my realtors that I will be primarily working with. My initial thought process would be to drop off marketing tools at Realtor's offices (marketing towards Buyers/Sellers **not** Realtors themselves), but I feel this approach won't be quite enough.

What are some of your opinions on how I, as a new Home Inspector in the Columbus, OH area, could begin to develop a growing relationship with a couple of Real Estate firms? Thanks and God Bless!

Why aren't national banks pushing the FHA rehab loan?

I am a semi professional TV watcher and I never see commercials for the FHA 203k loan. With so many properties that are rough around the edges because of tenant wear or just straight foreclosures, you would think that this is something that big banks would be pitching to every prospective home buyer. Yes, I know it is a PITA loan sometimes. I just called all my Zillow approvals from the last 6 months and I was shocked by how many people gave up because there wasn't anything out there. Nothing out there?? The market is saturated with listings. Some of the potential borrowers said they would start looking again once I told them more about the 203k. I think it would be a good idea if everyone pitched this.

property managers who will not do there job - what is the answer???

hi

what can a property investor do when a property manager will not pay the rent they collected. they are always 2-3 weeks late - what can i do? is there a authority that i can go and see? can i go to the police, isnt this stealing? any advise would be appreciated. i am an overseas investor.

How bad have custom quote lead been since 1/1/11??

I was getting a ton of purchase business off of Zillow in 2010, but since they went to the cost per click method I have been dogging it. I still get a call a day, but it is usually credit repair or some wackadoddle trying to buy investment properties with a LLC. Plus is am burning though $250 in 3 days. Last year $250 would last a week and I would have 2 or 3 applications for it. Just wondering if anyone else has had a down turn since the first of the year? Or if you are still killing it let me know what is working for you(I only quote Ohio).

Commercial loan to a private individual

Does anyone have a line on a lender that would do this deal?

Commercial property in Tremont(Cleveland) Ohio.
<$100K loan amount
70-80% LTV
W2'ed individual income(not lending to a LLC,Inc,Corp)

The loan would be for a 600sqft store front w/ a 600sqft second story apartment. I am running it through PNC currently, but would like other ideas also.
