I'm looking at a HomePath mortgage for a purchase price of 165k. My first quote through Century 21 had a 5.97% interest rate. That's pretty high considering the average for my area is 5.0%. None of the lenders have advertised rates and want to give custom quotes. Instead of going through each one blindly, I'm asking the Zillow community instead. Which one of the following HomePath lenders can give me a 5% interest rate with no points? Who should I pursue? Most likely you will be able to claim your expenses. There are many, many things that you may be able to write off, over and above the improvements, such as mortgage interest deduction and depreciation, but they will vary on a case-to-case basis. You are best advised to consult with your accountant on this one, and hopefully you have a good accountant that is knowledgeable in Real Estate rentals as they could be worth more than you pay them in tax deductions.

Good luck!

0 replies Thu, 24 Feb 2011 22:26:00 GMT http://www.zillow.com/advice-thread/can-I-claim-my-loss-on-the-upgrades-that-I-did-on-my-investment-property/388327/ 2011-02-24T22:26:00Z Blog or Website http://www.zillow.com/advice-thread/Blog-or-Website/202468/ For those of you using the Wordpress.org blogging platform, there are two WP plugins we've recently developed that you can now try out -- the mortgage center and the local market explorer.

0 replies Fri, 16 Oct 2009 23:38:00 GMT http://www.zillow.com/advice-thread/Blog-or-Website/202468/ 2009-10-16T23:38:00Z what is the best way to check the background of someone who wants to rent my home http://www.zillow.com/advice-thread/what-is-the-best-way-to-check-the-background-of-someone-who-wants-to-rent-my-home/308237/ Yes, Have the applicant fill out a rental application with #SSN (required by laws) and go to the small local mortgage office, they will check the applicant's credit for you with the fee from $15 to $35.

0 replies Tue, 22 Dec 2009 02:16:00 GMT http://www.zillow.com/advice-thread/what-is-the-best-way-to-check-the-background-of-someone-who-wants-to-rent-my-home/308237/ 2009-12-22T02:16:00Z I have a mortgage PMI and have to go to foreclosure. http://www.zillow.com/advice-thread/How-much-should-i-rent-my-home-for/375023/ Quick and dirty...go to Craigslist and your local paper and peruse your neighborhood. Better yet, try to contact a neighbor who is currently doing so. You want to be competitive but don't drastically undercut. If you undercut, every questionable personality in the area will come around. For a majority of neighborhoods (unless you own little to none on your house) you may not cover your mortgage. Make sure to include taxes, insurance (don't skimp on insurance) and maintenance (are you going to need to pay a landscaping company?). Also, I would recommend that you have an emergency cash reserve equal to 3 months of rent. Don't use it unless a real emergency crops up or if you decide to get out of the rental business, you will have that cash ready for the replacement of carpeting, appliances, door handles, locks, window coverings, screens or a host of other items that usually need to be replaced after a few renters.

Each neighborhood is different even within a few blocks of each other. Do your homework and price it correctly then you'll find a reliable tenant.

0 replies Mon, 15 Nov 2010 21:48:00 GMT http://www.zillow.com/advice-thread/How-much-should-i-rent-my-home-for/375023/ 2010-11-15T21:48:00Z which lender in california allows for high dti ratios or stated income doc loansfor25%downgoodcredit http://www.zillow.com/advice-thread/which-lender-in-california-allows-for-high-dti-ratios-or-stated-income-doc-loansfor25-downgoodcredit/293964/
Michael

Rudi is correct in his statement to you. Hard money is the only source that I am aware of using stated income, but the terms are not pretty at all, and this type of loan is only used in extreme cases.

Talk to a good mortgage broker about your tax returns. If you get a knowledgeable lender, they can at least tell you where you stand.

Good Luck.

0 replies Tue, 03 Nov 2009 17:18:00 GMT http://www.zillow.com/advice-thread/which-lender-in-california-allows-for-high-dti-ratios-or-stated-income-doc-loansfor25-downgoodcredit/293964/ 2009-11-03T17:18:00Z I am a local Investor looking to put a team together od a Real Estate Agent for my deals, motavated http://www.zillow.com/advice-thread/I-am-a-local-Investor-looking-to-put-a-team-together-od-a-Real-Estate-Agent-for-my-deals-motavated/267910/ I need a highly motivated Real Estate Agent to manage the Deals I plan to make must be willing to put in low offers and does not bother him or her to lowball other Agents, We will look for a Real Estate Lawyer, a Mortgage Broker and a motivated Title Agent. Must have knowledge of the central coast.

bross44@yahoo.com

3 replies Fri, 14 Aug 2009 02:36:00 GMT http://www.zillow.com/advice-thread/I-am-a-local-Investor-looking-to-put-a-team-together-od-a-Real-Estate-Agent-for-my-deals-motavated/267910/ 2009-08-14T02:36:00Z What is monthly investment for Loan Officer leads?
