These people have been living in the property for approx 3 months. The owner frustrated gave them a 30 day notice.. Now these people are refusing to allow owner who has a rooms in the house and furniture access .. Saying that they are renting the whole house in a upscale prestigious neighborhood where properties run out for 1600 to 2000 for a house for $700... My tax consultant tells me that, if I make a net profit (Acquisition cost - sold price - selling expenses), I have 2 types of taxes - Capital gains and Depreciation.&nbsp;<br/><br/>He also suggested and recommended that I speak to fellow real-estate investors that depreciation *might* really hamper your profits. The issue surrounds the valuation of a Casita, attached to the home, however it has a&nbsp;separate&nbsp;exterior&nbsp;entrance. <br/><br/>Appraiser "A" justifies using the Casita's square footage in the value, however Appraiser "B" will not use the square footage because they label the Casita as an Accessory Dwelling Unit (ADU). The&nbsp;Casita&nbsp;is attached to the home, but since it has an exterior entrance &amp; cannot be accessed from within the subject property, minimal value as an out building is given.&nbsp; Appraiser B did say that if there was access to the Casita from the interior of the home, they would then use the square footage value. As a side note, whether of not the Casita is permitted is NOT at issue, here.&nbsp;&nbsp;<br/><br/>Is there any&nbsp;documentation&nbsp;on how a&nbsp;Casita or in this case, ADU is to be valued?
