I've used the Crackberry for years, but with the evolution of our MLS going mobile I think I need a better internet phone. I've got the BB Bold. Have heard that the Evo is the best, what do you think?

Has anyone been getting "Server Unavailable - Our engineers are working on this issue. Please check back in a couple minutes?" This has been going on for the last 2 weeks, for me. The error message also has Server 500 in the bottom right corner.

simple scam-agents they contact you for your W9

Agents watch out for some random company contacting you for your w9 information. I know it seems simple but because of that you can be tricked. This week I received a letter at my home address, it was addressed to me and my brokerage office, and the outside of the envelope said "tax dept servicing" the letter was written as if they were the company that services the tax info for your brokerage and they need your w9 on file- it even said...the company is required by the IRS to have this info on file, if your commissions this year are under $600 we will not file with the IRS. There is a $50 fine for not filing this timely manner which will be withheld from your next commssion. You can fax or email the document.

Clue #1. Your Brokerage is the one that pays you and THEY are the ones that provide your 1099 and IF there is a servicing company that does this for them....the brokerage woudl provide them with the info because ultimately...they are the ones on the hook with the IRS.

Just for fun...I called the phone numbers on the letter. 2 of them were already disconnected but one wasn't. however she could not answer how we were connected in a paying relationship (what they might pay me for) or how they got my info, where my brokerage office was or anything specific that they would know if they were a legit business.

REA Office inside Walmart?

I received an email that makes it look like Wal-mart is partnering with some franchise to have RE brokerage offices inside their stores. What are your thoughts on it? Is this any different than just another office opening down the street, is it a good location for an REA to be, is it a good spot to stop if you are a consumer, is there anything that concerns you or that you think is novel?? Share!!!! (discussion meant to include all- not just agents).

Our city just did another sign sweep. good news is, they publish the rules so you can be in compliance and they even publish when it's coming so you can double check if you're concerned. Contract for Deed- do you write them?

it's rare that I have the situation where a contract for deed is even an option. In 7 years I've had it ONE time and actually reccommended against it, but the seller preferred it over the lease option that the buyer offered.

Some offices have a internal policy that they simply don't do these. Some seem to do them a lot. Thoughts, comments??? Does your office have a policy about this? Do you write them?

Share the factors that you consider most important in deciding whether or not to do repairs. ASSUME for the sake of this that the cost of repairs and higher "repaired" sale price will be a break even. (so don't factor in the profit or loss of the repairs). What OTHER factors are at the top of this list?

What about when it's a bank owned house- if the bank asks your reccommendation?
What about if it's a manufactured home (bank owned or resale?)

question not limited to agents, but is mostly directed that way. do you have a preference for working with buyers or sellers? if so WHY? each side has the special rewards and obstacles- what are the ones that you just accept as part of the deal and what are the things that you've worked to overcome?

Condo's not approved by Fannie Mae

Ok, I have a borrower, buying two different condo's, putting down 25%. Neither condos are Fannie approved, and both have 48% NOO. I spent three weeks setting up with a company that told me they could do it and then they said NOO is 30%..

Borrower is A credit, these are investments. Everything else is perfect. Any ideas would be great.

OKC is planning a sign sweep in the next few weeks, you might think you're in compliance but check the rules again - check out the no sign zone brochure - there's more info on the OKC website -best to double check your signs even if you think you're in compliance..signs are too expensive to just lose them.

am curious because it seems to be less common these days but "seems" is a strong word if you don't actually ask others this question. I am not looking for arguments about the value of office tours- (but go ahead if you wish). just looking for yes and no answers. Mine does. I find it valuable.
