Does Zestimate Knows What the True Value ?

My assumption is that Zillow is very irresponsible with their 'zestimate'. How can a home bought in 2005 for $265,000 and the owner completely retroffit the house at cost of more then $200K be worth and zestimate at $539,000 ? Real estate is a very personal matter, one that needs a personal insight into the market.

where are the cash buyers from?

amidst high unemployment rate almost every house we looked at has got " cash offers" ,and these are not fix uppers. where are these cash buyers from? if they have that much cash in hand, why do they compete on middle class properties against cash crunched middle class instead of buying more valuable stuff like land or high end properties?I can't image they will move in, are they just planning on renting it out? or flip it in a year or two?

According to a June 2009 report by the Federal Housing Finance Agency, the typical housing downturn, from peak to valley, lasts 3¾ years historically speaking. However, the same report found that the typical housing upswing, from valley to peak, lasts 6½ years.

Doug's Take: I found this very interesting and reflected on our latest downturn. In Sacramento County, we statistically peaked in August 2005 @ a median price of $392,750. 3.75 years would come out to May 2009. Well, as i've been saying for months now, we statistically bottomed out in Sacramento County in February 2009. Amazingly close to 3.75 years of a downturn. Granted this one was much steeper than a typical downturn but our upswing before it was much sharper than normal. My personal opinion is Sacramento has bottomed out and we will see very slow and steady growth over the next few years. Yes, we might bounce around when you look at month to month numbers but overall, slow and steady growth.

I have a home that I will not reside in. I owe $215,000. I'm at 6.25 30 yr fixed. I thought about re-fi with 5 yr arm 3.99. What does the market look like in terms of returning to a more normal housing market and inventory change over?

untill recently the proposed financial overhaul included a requirement for lenders to offer "plain vanilla" 30-year fixed rate mortgages. of course it has since been binned as the anger has been replaced by euphoria, but i don't think it went far enough.

should interest only home loans ever be allowed? and should people have the freedom to live in a house for over a decade, only to realize that they will never pay off the home. and should arm calculations use a different payment than the fixed rate payment, just because the payment is lower in the beginning?

in short, shouldn't all mortgages be "plain vanilla" and shouldn't people who insist on "buying" their home actually be forced to put equity into their home? its not enough to offer "plain vanilla" and then tempt them with a laxative laced brownie. should we, or shouldn't we remove this temptation?

we have a house . that is 2227 sq.ft and you show a value of 595,500. that is 267 per sq. ft. the houses on both sides of us and across the street are valued at 330 per sq. ft, 288 per sq. ft and 283 per sq ft, respectfully. Why the discrepancy? all house are similar in size and amenities.
