Why your estimations are always 10% higher than the sold prices?

Dear Sir/Madam,

I checked about 50 recently sold home prices in 07920 area and found your estimated prices are always 10% higher than sold prices. Are you doing this on purpose?

I recently had an appraisal of my home in Parker, CO for refinancing. It is right at 1 year old. I paid $830k after many concessions from the builder. It is the nicest in the neighborhood with a beautiful walk out lot. The appraiser came up with a value of $680k. This seems rediculous given that the market has dropped 3-5%. I would say it is worth around $780k

I've noticed that a striking number of our friends and acquaintances are now considering the option of voluntary mortgage default (mostly on 2nd homes and investment properties). These are not people who can't pay their mortgages -- they have sufficient income or net worth -- they simply bought at or near peak prices and are coming to see these properties as losing investments that are money drains.

This is becoming a subject of common discussion at informal gatherings. I sense that many people are just now in the stage of "testing" this concept to re-check whether or not it makes sense financially, and whether or not it will be validated on moral grounds. So far, the answer from accountants seems to be "well, it does make sense" and from peers "I can see why you'd do that." By in large, these are people who don't need to care what their credit rating is, or can certainly weather having a poor one for several years.

I wonder whether this class of future defaults is on the radar of policy-makers, If it is, how can they accurately estimate the size of this issue?

5 yrs ago I bought a house for $270,000, since then I am going through a divorce. The house has been assesed at $124,000, I still owe $208,000. Mortgage payments are getting harder and harder to make.I spoke with bank about reducing payments by lowering interest rate and they said that I dont make enough money to qualify for a loan..she suggested i try a short sale, does that mean that I will still be liable for balance of loan? Should I just let bank foreclose and take a loss?

We purchased the Condo 4years ago at $399K and now worth $287,500 (Zestmate). After 4 years, we now only owe $200k for our Condo. We can keep condo and rent out, as suggested by our agent but are considering maybe selling because we also are looking to buy new home, worry about 2 mortgages and being landlords. We are looking to purchase homes within the area $400k-$600k. Our joint income is over $200K and we have $200K+ saved in cash to put down to lower our mortgage for new home, of course we hope not to have to use all. Banks quoted interest rates are higher than what we've seen and heard others getting. What types of loan is best for our situation? It seems like everyone has options except us. We don't qualify for much because of our income being too high, so they say. But can we qualify for $8K tax credit? and should we hold onto or sell our condo? My husbands credit is over 780 and mine is less than desirable at 570-600.

Why can't I edit the date and price of my home's last sale?
