Zillow's Real Estate Values = Nonsense

How can our home's value go from $350,000 to $452,000 between July-September, then suddenly drop $30,000 in October? Zillow's real estate values are so out of whack I have no idea how anyone can believe or trust a word they print.

During the boom years, investors were lending to anyone who had a pulse. Mortgage Insurance was unheard of even with no money down or piggy bank loans, even if you have no credit or bad credit. Now, you can have excellent credit (in the 700s) but you can't avoid mortgage insurance just because you don't have an 80% LTV or 20% down. The same people who lend to everyone know makes their own rules to punish the few that were affected due to sudden shifts of the market. How do we expect to get out of this housing slump if we penalize the very people who made good decisions but is a victim of the flood of bad loans and bad homes?! Actually if you put those MI in the payment for the principal or even interest, it would be better for the market. You can either pay down your house faster and create more equity or claim the interest on your taxes. Paying for MI is just a waste of money for the borrower, it is to protect the lender who were for the most part were the main culprit of the housing fiasco.

untill recently the proposed financial overhaul included a requirement for lenders to offer "plain vanilla" 30-year fixed rate mortgages. of course it has since been binned as the anger has been replaced by euphoria, but i don't think it went far enough.

should interest only home loans ever be allowed? and should people have the freedom to live in a house for over a decade, only to realize that they will never pay off the home. and should arm calculations use a different payment than the fixed rate payment, just because the payment is lower in the beginning?

in short, shouldn't all mortgages be "plain vanilla" and shouldn't people who insist on "buying" their home actually be forced to put equity into their home? its not enough to offer "plain vanilla" and then tempt them with a laxative laced brownie. should we, or shouldn't we remove this temptation?

Why does Sillow show that have there been no homes sold in Shawnee, Oklahoma in the last 90 days?

I was researching home sales in Shawnee, Oklahoma. I found no sales in the last 90 days, and less than 100 sales in the last 6 months, despite 48 new listings this month, and despite over 400 homes for sale in this city. Is this just a problem with information not being updated, or is this a real trend, or just a seasonal thing?
