I received the disclosure in some initial paperwork I received with a streamline. This is what I asked and the answer I received from the loan officer. Reviewing the last page, what is this "Higher-Priced Mortgage"? I've never seen/heard that before. From what I could understand from what I found online, the rate we are offered is higher than what the current APR average is?? We are paying the closing costs for you so the APR doesn&rsquo;t really affect you. The APR calculates a rate based on the closing costs. since you are not paying them, the APR doesn&rsquo;t have any true value. How does this affect me? It seems it would by what the disclosure states. And how exactly does the APR not effect me? Isn't that on the whole loan whether they pay closing costs? Excellent history, always on time, always pay extra. I call them on April 13 to do a streamline refinance. After being bombarded with numbers about conventional, higher rate lower closing costs, blah blah. I want the lowest interest rate, I'll pay closing. Simple, easy.. Right. Today I receive a notice, they sold my loan to Nationstar, dated one day after I called about refinancing. So I figure. Okay, I pay extra, they already lost interest, they're about to lose almost 2% more, plus all the extra I pay. So they want to sell, open capital for a loan they'll make more money on. Then I email the loan officer, what now? We can still do the refinance and it'll come back to B of A. Say what? That makes zero sense. Start refinancing, sell my loan, then take it back. So I told them to cancel it. Sounds like a whole lotta mess to me. What exactly is the strategy here? Appraisal came back lower than the one almost 2 years ago, while the market in our area has gone up. This is due to the fact that the appraiser has our square footage at 210 Sq ft less than the previous two appraisals. He claims a room was added without a permit, this room was added prior to our moving into the house and as far as we know there has been no issue. Surely two appraisers could not have made the same mistake? So how do we dispute this without being out another several hundred dollars. Of course we still have to pay for the appraisal. I mean we never would have pursued to do this had we known the square footage would be an issue.
