In today's economy, we need every deduction we can find to recoup from our 2009 losses. After researching the IRS Publication 523 for an exact statement explaining this question, I found that home sellers can write off selling expenses such as (commissions, advertising, which would includes home staging, legal fees and loan charges or points). With that said, a staging consultation is not a taxable deduction. Before I came to the sellers with an offer, they signed an Exclusive Right to Sell agreement with Debra Dobbs of Koenig&amp; Strey Realty. Debra had her assistant stage the property and took a few pictures, and additionally supplied the sellers with a Comparable Market Analysis. All-in-all if I had to guess, I'd say a good afternoon of work. Days after this occurred, I presented my friends with an offer (if it means anything, not utilizing the CMA). At that point the Sellers requested the agreement be terminated, as they were happy with my offer. Seeing that the Sellers used K&amp;S thanks to a family reference, it was assumed that this would not be an issue. Long story short, K&amp;S refused, and charged the Sellers a total of $8,575 on the HUD. The decision had no bearing on my financial well-being, but it was difficult to watch such a large sum of money transfer hands over such minimal work that had absolutely no influence on the successful sale of the Property. Google cases like this and you'll find multiple accounts of Realtors terminating ERTS agreements after a Seller found a family member/friend to purchase a property, and many after the Broker had been marketing the Property for months. K&amp;S could have simply charged a reasonable cancellation fee in good-faith and added 3 young professionals to their client list, but instead took almost $9K out of 2 first-time home-sellers' pockets. On her Facebook page, Debra praises herself as "Consistently ranking in the top 1% of Realtors in Chicago". Before you sell your home with her, take a look at the other 99%. Now, we are working harder with the bank to dispute the price on my Short Sale listing.
