Seller...Buyer...Transitional Market a good house will always sell.

It is important to understand part of the process...Pricing....Condition ...and Location

Pricing.. Make sure that your home is competitivly priced. A Buyer going out and looking at homew within a certain price range will look at your home then all the others on the list of homes...so that buyer is already doing a comparitive market analysis of homes in a certain price point. This one has granite the other did not ... the buyer is the one that will ultimatly determine the price of the home by comperable homes.
Take a peak at your competition . Know what you are up agains and make yours better.

CONDITION:
Nobody wants to buy a messy home it makes them think that there is more work to be done. Take the time to get you home in "Show" condition, it may be the easiest way to beat your competition.

LOCATION:
if you house has some quirky location backs to a busy road, or to the rail road tracks...price it accordingly . Think back to when you bought your home... there will be another buyer just like you that does not mind being in a "quirky" location just be patient and most of all PRICE IT RIGHT!

More info or help call or e-mail
Claudia Stadtlander
919.413.0825
ClaudiaSells@KW.com
The Real Estate Dream Team

1 reply Mon, 24 Aug 2009 22:05:00 GMT http://www.zillow.com/advice-thread/Selling-Process/271577/ 2009-08-24T22:05:00Z Selling Your Home ? Take time to prepare before the Showings. http://www.zillow.com/advice-thread/Selling-Your-Home-Take-time-to-prepare-before-the-Showings/271569/ The Real Estate Market in Cary NC and vicinity ( Raleigh, Apex, Morrisville) is still holing on. The homes that are selling within an 80 day period are the ones that are in good show condition meaning the front door does not have cob webs, there is a pleasant look in the interior - overall good appearance of the ouse. It is worth the extra few days before you list your home for showings to start.... Get it ready because you know it is SHOW TIME. you may only have that one opportunity to make that first impression. Make it the first chance.

call me or e-mail me for more helpful advise to get your home market ready.
Make it a great day.
Claudia Stadtlander The Real Estate Dream Team.

0 replies Mon, 24 Aug 2009 21:55:00 GMT http://www.zillow.com/advice-thread/Selling-Your-Home-Take-time-to-prepare-before-the-Showings/271569/ 2009-08-24T21:55:00Z I hate my newly purchased house and want to sell it.
