Zillow strives to provide a safe online community, but there is one critical piece of information you should take wherever you go:

Always be wary of giving personal information, financial information, or payments of any kind to people you don't know personally.

Important: If you find a fraudulent listing on Zillow, please report it by clicking "Report Listing" and selecting "Listing seems to be fraudulent or illegal." on the listing page in question.

Red Flags for Scams

Use caution with the following:

• Long-distance inquiries.
Take extra care in long-distance situations, especially from users in foreign countries. We have seen a number of scam attempts that involve individuals in foreign countries who say they are interested in purchasing or renting out a home.

• Requests that you send a check or money order, or wire funds.
Most scams eventually involve such a request, and there are many variations. A scammer may have convincing reasons why they need to deal remotely. They may wire overpayment of funds to you and request that you wire back a refund. They may ask you to use a false online "escrow service". Do not wire funds to anyone you haven't met personally. Also, do not accept wire funds that you did not initiate.

• Requests for personal and/or financial information.
With identity theft on the rise, it is a good general rule to provide your personal/financial information sparingly, and only to trusted sources.

• Offers to facilitate a home purchase or loan or rental by an individual claiming an affiliation with Zillow.
Zillow acts only as a source of information and is not involved in any transactions between buyers and sellers, renters and landlords, or borrowers and lenders. Any such offers are fraudulent activity.

• Suggestions to use Zillow for money exchanges.
Zillow does not handle money exchanges between buyers and sellers or tenants and landlords. Anyone telling you otherwise is trying to scam you. (See scam example #2 below).

• Typos, grammatical errors and inflated stories.
Emails that are filled with spelling and grammatical errors are usually a sign of fraud. Also, the sender might claim the importance of themselves or the person they are representing ("I work with the United nations development program") and could also weave an involved story about family issues.

• An agent or landlord should never ask for personal information or a phone verification code prior to seeing a property.
Any requests for bank account numbers, Social Security numbers, or being asked to provide them with a code sent to your cell phone via text or call are all signs of a potential scam.

Report Scams and Fraud

If you find a fraudulent listing on Zillow, please report it by clicking "Report Listing" and selecting "Listing seems to be fraudulent or illegal." on the listing page in question.

You may also contact the following authorities to report possible fraud:
• Federal Trade Commission: via its toll free hotline: 877-FTC-HELP (877-382-4357) or the <pagelink type="external" dest="https://www.ftccomplaintassistant.gov/" nofollow="false">FTC online complaint form</pagelink>
• Federal Bureau of Investigation's <pagelink type="external" dest="http://www.ic3.gov/default.aspx" nofollow="false">Internet Fraud Complaint Center</pagelink>
• Non-emergency number for your local police department.

Examples of Scams:

Below are examples of five fraudulent e-mails. They were actually received by Zillow users.

Example No. 1:

"I'm out of the country and need you to wire me the deposit."

How the scam works: You find a great rental (it's usually too good to be true), but the landlord is located out of state or out of the country. They'll rent it to you and mail you the keys if you just send a deposit.

Tip: Don't wire money to anyone you haven't met in person. If it looks like a great deal and is too good to be true, it's likely a scam. You will lose your money, and the place you were looking at isn't really even on the market.

Example email:

Hello,

Thanks for your email and interest in renting my house.
Property is available for move in at the moment for $1250 for the month rent and $1200 for the security deposit (Refundable After Lease period , As long as there are no damages on property after inspection). For immediate move in you would be required to make a total payment of
$2450 but if you are not moving in Immediately, you would be required to make a down payment of $1200 for the security deposit Non- negotiable, to hold property till desired move in date.

Unfortunately, I would not be present in person to show you the property due to my recent job transfer to London, UK, and I do not have a local representative to show the house due to my transfer so if you are interested in renting the property and willing to work with me despite my absence then I would email the necessary papers for the lease to you, for necessary endorsement.

I also want to tell you that the neighborhood is secured and the people staying there are good.

Details of the house is below;

Rent: $1250.
Security Deposit: $1200
3 Bedrooms, 1.75 Bathroom.
Single-Family Home.
Location: Kirkland WA 98033.
Street Address: 12721 Northeast 101st Place.
Pets Allowed: Cats and Dogs.
Size: 1,800 sqft.
Home available for immediate move in.

This is a charming home in Kirkland.
Lovely move in ready 3 bedroom, 1.75 bath, rambler, located on quiet cul-de-sac. Approx. 1800 sq ft., built in 1989. Bright and airy interior that has been beautifully updated and well-maintained.
Exterior Sun Blockers roll-shutters for max insulation & security.
Other features include security system, built-in vacuum system and skylights. High quality throughout. Neutral colors. Master suite with private bath and two walk in closets. Spacious kitchen with tons of oak cabinets and all appliances (refrig, range, microwave). Very light and open, Washer and dryer included. 2-car attached garage with opener.
Yard service included and home is pet friendly!

Regards.
Mark A Ross.
3212579029

Example No. 2:

"Oops, I overpaid you with my money order. Please send some back."

How the scam works: A renter or buyer agrees to wire you money for a deposit, but accidentally sends too much. They ask you to wire back the over-payment and you must "act now." You send the "overpayment" back and their check fails to clear the bank. Now, the money you sent is gone forever.

Tip: Don't wire money to anyone you haven't met in person.

Example email exchange:

"Thanks for the speedy response,i am really excited that the house is in good condition, and i really love the pictures of the house i have seen so far, i would not mind to see more pictures of the home, i would like to know if i would have any repairs what so ever.

I work with the United nations development program(UNDP).I have been working there for 5 years.

I am married with no kid. I and my Wife actually got married last year. My Full name is PXXXX AXXXX kXXXX and my Wife's name is MXXXX DXXXX kXXXX.she is a school teacher,I am 39 years old and my wife is 35.Our current house address is 3XXXXXXXXXXXXX, EXXXXX Edinburgh Scotland.

I have never bought a property abroad before, this would be my first, and i am not working alongside any agents,i also want to know how soon you are willing to move out of the house.I and my wife are looking to relocate as soon as we have found a home we like,i would also like to know your final price for this property. please kindly get back to me asap."

This is the follow-up from a Zillow user:
"I just wanted to let FSBO sellers know that I listed my house on Zillow a few weeks ago, and I received an email from a man in Scotland wanting to buy my house. He sent me (3) $1,000.00 money grams, one of which was a deposit to hold the house. He sent an Urgent email yesterday stating that his company (United Nations) sent us $2,000.00 by mistake to send it back to him. He wanted new money orders from my bank. I emailed him back telling him that I checked with money gram and I was told they could not find any information to verify them. I haven't heard back from him, nor do I expect to."

Example No. 3:

"Please wire me a deposit. Zillow will guarantee your money!"

How the scam works: You're asked to wire money, and told that Zillow (or some other authoritative-sounding organization) will guarantee the money and protect you. No such guarantee exists.

Tip: Zillow is not involved in transactions between buyers/sellers, renters/landlords, or borrowers/lenders. If you wire money based on communication that "Zillow will guarantee it," you will become a victim of a scam and it's unlikely you will get your money back. Remember: Zillow is NOT involved in transactions.

Example email:

Thanks for taking the time to look at my property.

My name is Julia, I'm 55 years old, I'm a retired engineer and I'm the owner of this condo (total 900sqf. 1 Bedroom apartment, 1 bath fully accessorized). I lived in this beautiful condo for over 5 years and loved every day of it. The condo is fully furnished with all necessary amenities (exactly like in the pics), has a very large bedroom with spacious inbuilt wardrobe , living room with dining area, 1 bathroom, dishwasher, washing machine and clothes dryer. The condo come with two parking spots, a storage unit where you can deposit my furniture (if you don't like it and you want use your furniture). Pets allowed. Four months ago I moved to Bismarck, North Dakota at my sons place to take care of my 2 years old nephew. I really want to find a good and responsible tenant for it, and I hope that you can send me some personal information about yourself.

The monthly rent for the apartment is US $700. I want to receive first month's advance $700 refundable deposit ($1400 TOTAL).

I am looking for someone to rent anywhere from 3 months to 5 years. Everything is included (water, electricity, Internet, cable, parking, air conditioning, fireplace, dishwasher, garbage) and I want to receive the money monthly in my bank account. You can move in the condo in the same day when you receive the keys. The only problem is that I`m the only person who has the keys and I have nobody in the area that could show you the condo (my son and nephew are my only family). In order to check & see if you like it (I'm sure that you'll love it), you need to receive the keys and the contract by postal service (USPS 2 Days Delivery). Obviously we need a way to complete this deal in a safe and fast way for both of us and the solution is provided by a company called Zillow ( www.Zillow.com I am already registered with them since 5 years ago i purchased the apartment from their website) which will handle the payment and delivery of the Keys. They have a Tenant Deposit Protection, here you can see here how Zillow.com Payment Services work (i got from one of their email-letters). They have a program that protects the tenants deposit and makes sure that the tenant is fully satisfied with the condo before I receive the money. In conclusion, the money will be deposited and locked in their custody until you will be able to view & accept the condo.
If you want to know more about how this deal can work please get back to me ASAP and I will send you the step by step procedure. Let me know if you are interested because I really need to take care of this matter by the end of the next week. Please don't forget also to send some information about you and the people with who you will be living with.

Thank you,
Julia.

Example No. 4:

"I have a lot of money and need your help moving it out of the country."

How the scam works: Someone very official or important-sounding needs your help moving money, and they promise you a large bonus in return. If you reply, they ask for relatively small sums to move the process along (fees, verification checks, etc).

Tip: Beware long-distance inquiries, requests to wire funds, or requests for personal information.

Example email:

"Dear Linda,
I have received the information concerning your house, the price is $239,750.Am very confident dealing with you.I am willing and capable to buy the property, but i want to trust you with this confidential proposal.
Before i continue, let me introduce myself to you, I am Captain IXXXX HXXXX the commander of the Special N.A.T.O coalition force with the United Nation troops in Iraq,on war against terrorism. My country is germany.
I have now in my possession the sum of USD 6.5 million which was recovered from one of our raids on terrorists camps here in Iraq, because they keep most of their money at home for evil activities which they normally get through illegal deals on crude oil.

Based on the suffering we undergo here some of us do meet such luck. It happened that in our last raid last week we raided one of the terrorist strong base here in Iraq, though some of the men in my unit lost thier lives in the fierce attacks, and we recovered this huge sum of money. This box of money have been deposited with the RED CROSS OFFICE here in Baghdd informing them that contacts are been made for its safe keeping and to make contacts for its proper use . As the team leader it is under my power to approve whoever comes forth for this money.

So i need someone i can deal with on trust and that is why i contacted you. so If you accept, I will put you forward as the beneficiary/owner of the funds and then move the money to you in Europe first. As a military personnel i cannot parade such an amount or carry it to my country so i need to present someone as the beneficiary.I just need your acceptance and all is done.I have a 100% authentic means of transferring the money through diplomatic courier service to you in Europe where arrangements will be made to proceed to your country America.

Once i confirm your interest to my proposal.and your positive reply i will proceed to register your name as the beneficiary.

If you are interested, then let me know so i can proceed to register the consignment in your name as time is very important to me. I am doing this on trust, you should understand that as a trained military expert I will always be carefully in my dealings so everything is intact. This money is my life and i am willing to give you 30% of the total sum when the money is delivered to you. I wait for your response so we can proceed immediately. In less than 7days the money should be in your safe custody.

The only telephone access we have is radio message which is for our general use and is being monitored, therefore all communication will be via email till we finish our assignment here and fly straight to your country to meet you. Thank God that the new President Elect, Barrack Obama whose keen interest is to call us back home soon."

Regards
Capt.IXXXX HXXXX"

Example No. 5:

"I want to buy your property. Please send sensitive information."

How the scam works: Someone contacts you remotely and proposes to buy or rent your property. They may ask for personal information that can be used to steal your identity or rob your bank account.

Tip: Beware long-distance inquiries or requests for personal information.

Example email:

"I am interested in purchasing the property on 17 LXXXX Rd, CXXX HXXXX VXXXX CO XXXXX.Although the price is much "$4,000,000". But i will convince my client regarding the property is a Single Family Residential. I know he must like it. I will like to view the copy of the contract of sale. As you are the real owner for this property. I will like to view the contract of sale. So it can be checked for any irregularities. Once the contract is okay and has been given the thumbs up by my client. I can then contact you and make an offer accorden to your request or Advise. I look forward hearing from you

Sincerely, Mr. CXXXX KXXXX BXXXX
7XXXX TXXXX bldg. 1-XX-XX HXXXX-IXXXX, TXXXX-XX ,
Tokyo Japan."

<pagelink type="external" dest="https://plus.google.com/116010607353595760297/posts?rel=author" nofollow="false">By Diane Tuman</pagelink>

Bottom line:
Be wary, be safe, be smart.</wikipage>

1 reply Fri, 17 May 2013 17:58:00 GMT http://www.zillow.com/advice-thread/Beware-of-Scams-and-Other-Internet-Fraud/4171/ 2013-05-17T17:58:00Z New Help Section http://www.zillow.com/advice-thread/New-Help-Section/467867/ We'll be adding more information soon. Great agents will flourish with this feature and are sure to grow their business.

How can I get a client to review and rate me?

There are three easy ways. First, sign into your Zillow account, <pagelink type="zillowpage" dest="/myzillow/Profile.htm" nofollow="false">go to your Zillow Profile</pagelink> and select "Request a review." A form will appear where you can ask for reviews three ways:

o Email individual clients with a link to a review form on Zillow. To streamline this process, you can pre-populate the form with the address of the home you helped them buy or sell, and fill in the service you provided (buyer's agent, seller's agent, etc).

o Email multiple clients using one general form (up to 50 email addresses allowed per day). Each of your clients will get an email from you, with a link to the agent review request form.

o Send a client a direct link to your review form. Cut and paste the URL that goes directly to a review for you.

What if I don't want to be reviewed or rated on Zillow?
You have that choice. Only agents with Zillow Profiles can be rated and reviewed, so if you don't want to be reviewed, you can remove your Zillow profile. But, we highly encourage you to allow reviews and ratings of your services so potential clients can learn about you, which could lead to more business.

How does the review and rating system work?
Reviewers can enter remarks about an agent in a free-form review box. Reviewers can also rate the agent on several criteria: local knowledge, process expertise, responsiveness, and negotiation skills. Ratings run on a scale of 1 to 5, indicating how likely a consumer is to recommend an agent with 5 "very likely" and 1 "very unlikely." An agent's overall rating is then calculated by averaging the "likelihood to recommend" rating with the 4 sub-ratings (local knowledge, process expertise, responsiveness, and negotiation skills). The ratings and reviews appear on the agent's profile.

Can anyone write a review?
Only buyers and sellers who have communicated, or worked with an agent can write a review and submit a rating on that agent. Note that we do provide a Service Provided category for "Never responded to my inquiry" for cases where a Reviewer contacts an agent but does not receive a response. So, reviews may be left for cases of "attempted contact". Reviewers must register and create a profile on Zillow, then indicate the appropriate "Service Provided" option: the agent helped them buy or sell a home, or both, they shopped but didn't buy, listed but didn't sell, etc. A review cannot be submitted for an agent "on the other side" of the transaction. For example, we would not permit a review from a home buyer left for the agent representing the home seller. Zillow will determine whether such a relationship exists at our discretion and based solely on information contained in the review itself, or upon subsequent requests for clarification from the Reviewer, where we deem such clarification necessary.

Are these reviews moderated before they are posted?
Absolutely. A dedicated team of specially trained moderators will evaluate all reviews before they are published. Reviews must adhere to Zillow's <pagelink type="zillowpage" dest="/howto/GoodNeighborPolicy.htm" nofollow="false">Good Neighbor Policy</pagelink> and <pagelink type="wikipage" dest="Review-Guidelines">Review Guidelines</pagelink>, which means all contributed content must be respectful and appropriate. Content that we feel is inappropriate, off-topic, or not useful will not be published.

As an agent, will I be alerted when someone reviews me?
Yes, as soon as a review is published on Zillow, agents will receive an email notification. Agents then have the option to respond to the review if they so choose. The email will also include links to Facebook and Twitter so you can share your review.

Will I know who has reviewed me?
When you receive an email notifying you of a review, you can see the username and profile of the person who has reviewed you, and, if provided, the address where the service was provided and the approximate sale price, if a home was bought and sold, as well as the year the transaction took place.

What if I don't like my review? Can I delete my reviews?
Reviews cannot be individually deleted; however, agents have the opportunity to respond to any reviews published. If an agent feels a review does not meet our review guidelines or any of our other applicable policies, the review can be flagged for re-moderation by Zillow's moderators. At any time, agents can opt out of being rated by deleting their Zillow profile. This will remove all reviews and presence from Zillow.

Can I dispute my review? It's totally bogus!
Agents can respond publicly on the site to any review they receive. Additionally, reviews can be flagged for Zillow to re-moderate.

What happens after I flag a review? Will Zillow contact me?
After you flag a review it is re-moderated by our customer service team, who may then contact you for more information.

Do you offer ratings of other real estate professionals?
Yes. We have more than 33,000 reviews* for lenders on Zillow Mortgage Marketplace. Our analysis shows that lenders with reviews get substantially more contacts as opposed to those without reviews. Also, lenders with high ratings (4-5 stars) get twice as many contacts.

As an agent, can I rate other agents that I have worked with?
No, only buyers and sellers who have who have communicated, or worked with an agent can participate.

* Source: Google Analytics, April 2013. It is not an appraisal. It is a starting point in determining a home's value. Read more about the <pagelink type="wikipage" dest="What-is-a-Zestimate">Zestimate</pagelink>.

Why do you call the Zestimate "a starting point?"

We think of it as just one piece of information for buyers, sellers, and owners. Most will refine it in conjunction with other information they have about the home, an appraisal, or a comparative market valuation from a real estate professional. The Zestimate is pulled from data; your real estate agent or appraiser physically inspects the home and takes special features, location, and market conditions into account. Variations in price also occur because of negotiating factors, closing costs, and timing of closing.

Does every home in the U.S. have a Zestimate?

Currently, we have data on more than 110 million U.S. homes, with Zestimates and Rent Zestimates on approximately 100 million of those homes.*

My house doesn't have a Zestimate. What's up?

It's because we do not have the house transaction history. This is likely because your house is in a "non-disclosure" state (Idaho, Indiana, Kansas, Louisiana, Mississippi, Montana, New Mexico, Texas, Utah, and Wyoming) where transactions are not publicly reported. We do have access to the home details and the tax assessed value, so we are showing you that information.

If the home is not in those states, it might be that we have the tax assessed value, market assessed value, or tax appraised value and home information from local public records, but we do not have sales transactions from our data providers for the area.

How do you know the Zestimate is accurate? How accurate is it?

The Zestimate is a starting point to help a consumer figure out the true value of a home. Our data shows us that the vast majority of Zestimates are within 10 percent of the selling price of the home. (See our <pagelink type="zillowpage" dest="/howto/DataCoverageZestimateAccuracy.htm" nofollow="false">Data Coverage and Zestimate Accuracy</pagelink> table to determine how accurate it is in your area.)

What's the Value Range?

The Value Range, which is related to the Zestimate, shows the high and low values of a home (e.g., Zestimate = $260,503; Value Range is $226,638 -- $307,394). The Value Range can vary in magnitude depending on our historical ability to estimate similar homes. A bigger range indicates less data or more volatility in the data. A smaller value range means we have lots of information to help compute the Zestimate and Value Range.

What's the Zillow Home Value Index?

The <pagelink type="wikipage" dest="What">Zillow Home Value Index (ZHVI)</pagelink>, is the median <pagelink type="wikipage" dest="What-is-a-Zestimate">Zestimate</pagelink> for a given geographic area on a given day.

I updated my home facts. Why didn't my Zestimate value change?

Updates to your home facts will be factored into your home's Zestimate, but it may take some time before it's reflected on the site. However, your Zestimate may not change if the updates are not significant enough to impact the home's value. Also, if your home has characteristics that are unique in your area, we may not be able to factor them into the valuation.

Could someone enter incorrect facts to purposely alter their Zestimate?

Most people who claim their homes and update their home facts tend to be sellers, and we've found that sellers are motivated to be truthful. The Zestimate is calculated from public and user submitted data; your real estate agent or appraiser physically inspects the home and takes special features, location, and market conditions into account. We encourage buyers, sellers, and homeowners to supplement Zillow's information by doing other research such as:

Getting a comparative market analysis (CMA) from a real estate agent

Getting an appraisal from a professional appraiser

Visiting the house (whenever possible)

Zillow also provides a Rent Zestimate estimated monthly rental price. The Value Range can vary in magnitude depending on our historical ability to estimate similar homes. A wider range indicates less data are available or there is more volatility in the data. A smaller value range means we have lots of information to help compute the Zestimate and Value Range. When thinking about a Zestimate for a home, we believe it is critical to consider the width of the Value Range for that Zestimate as this is giving you an important clue as to the anticipated accuracy of the Zestimate. For the statistically minded, the Value Range is actually a 70% confidence interval.

My Zestimate is too low - or too high. Click "Edit" on your home details page, then "Report Problem With Home."

Updates and remodeling explained: Most upgrade information is not in the public records, and is not easily quantifiable. We do not know about home updates and remodels unless they have been reported to the local tax assessor, so those items are not used in Zestimate calculations. While we do utilize user-submitted data that is measurable, (e.g., additional bedroom count, bath count, and square footage) there is no way for us to systematically gather and verify the type of remodel or build information where the value is based upon how the final product appeals to the buyer. Because of this, the algorithm can't use that information.

Your home icon on the map: Region boundaries usually do not affect the Zestimate. That being said, if the home icon is in the wrong spot, either Zillow staff or the home owner can correct that. <pagelink type="zillowpage" dest="/advice-thread/How-to-move-the-home-location-on-the-map/406783/" nofollow="false">Move Home Instructions</pagelink>

I just changed the home facts. When will my Zestimate update?

Updates to your home facts will be factored into <pagelink type="zillowpage" dest="/how-much-is-my-home-worth/" nofollow="false">your home's Zestimate</pagelink>, but, if the updates are not significant enough to impact the home's value, your Zestimate may not change. In some cases, the altered data will affect the estimates slowly over about a two-month time period. You will not see the full impact of the revision during the next estimate cycle. We refresh Zestimates for all homes three times a week. On rare occasions, this schedule is interrupted by operations associated with algorithmic changes or the deployment of new analytic features.

How does the amount of data affect it?

The number of transactions in a geographic area affects how much we know about prevailing market values of homes in that area. More transactions provide more data and improve the accuracy of the Zestimate. Also, we use public and user-provided data for house attributes, and some areas report more data than others. The more attributes we know about homes in an area (including yours), the better the Zestimate. Remember that homeowners can also <pagelink type="wikipage" dest="Home-Facts-Information">update their home facts</pagelink> if they feel they are incorrect or there are missing values, and the updates may affect the Zestimate value.

Is a Zestimate an appraisal?

No. The Zestimate is not an appraisal and you won't be able to use it in place of an appraisal, though you can certainly share it with real estate professionals. It is a computer-generated estimate of the worth of a house today, given the available data. Zillow does not offer the Zestimate as the basis of any specific real-estate-related financial transaction. Our data sources may be incomplete or incorrect; also, we have not physically inspected a specific home. Remember, the Zestimate is a starting point and does not consider all the market intricacies that can determine the actual price a house will sell for.

How do we come up with the Zestimate and what's in the formula?

We use proprietary automated valuation models that apply advanced algorithms to analyze our data to identify relationships within a specific geographic area, between this home-related data and actual sales prices. Home characteristics, such as square footage, location or the number of bathrooms, are given different weights according to their influence on home sale prices in each specific geography over a specific period of time, resulting in a set of valuation rules, or models that are applied to generate each home's Zestimate. Specifically, some of the data we use in this algorithm include:

Physical attributes: Location, lot size, square footage, number of bedrooms and bathrooms and many other details.
Tax assessments: Property tax information, actual property taxes paid, exceptions to tax assessments and other information provided in the tax assessors' records.
Prior and current transactions: Actual sale prices over time of the home itself and comparable recent sales of nearby homes

Currently, we have data on 110 million homes and Zestimates and Rent Zestimates on approximately 100 million U.S. homes.*

Why do I see home values for the past?

We not only have Zestimates for homes now, we have used massive computing cycles to go back in time to generate historic Zestimates as well. Sound hard? It is, but it's critical because it allows you to see how a home (or an area) has changed in value over the years.

Do you ever change prior Zestimates?

Yes. When major improvements to the algorithm are made, we do re-compute the historical Zestimates for affected homes. Our purpose in doing so is to provide consumers with the best estimate of historical property valuations. A historical Zestimate is not like a historical stock price, which doesn't change after being recorded. A stock price is a record of an actual empirical event (and, as such, shouldn't change). A Zestimate, on the other hand, is an estimate of the market value of a home, and can change when we have a better algorithm to estimate that value.

Note: We never allow future information to influence a historical Zestimate (for example, allowing a sale in 2009 to influence a Zestimate in 2008). Each historical Zestimate only uses information (e.g., prior sales, tax assessments) known prior to the date of a given Zestimate.

Does the Zestimate algorithm ever change?

Yes, a team of statisticians working every day to make the Zestimate more accurate. Since Zillow's inception in 2006, we have deployed three completely new versions of the algorithm (2006, 2008 and 2011), but incremental improvements are made between major upgrades with new iterations being deployed regularly.

How often are Zestimates for homes updated?

We refresh Zestimates for all homes three times a week. On rare occasions, this schedule is interrupted by operations associated with algorithmic changes or the deployment of new analytic features

Are foreclosure sales included in the Zestimate algorithm?

No, the Zestimate is intended to provide an estimate of the price that a home would fetch if sold in a full-value, arms-length sale (e.g., the sale isn't for partial ownership of the property or between family members). Our extensive analysis of foreclosure re-sales (typically, but not always, real estate owned, or REO, sales) supports the conclusion that these sales are generally made at substantial discounts to comparable non-foreclosure sales. As such, these sales are not used by the algorithm to produce the Zestimate. That is not to say that foreclosure re-sales do not influence the Zestimate at all, as foreclosure re-sales do suppress the sale price of surrounding non-foreclosure homes, and the price signals from these surrounding homes are used by the algorithm to produce Zestimates in that area.

Who calculates the Zestimate and how do they do it?

The Zestimate is created by an automated software process, designed by statisticians, and there is no ability for humans to manually alter the Zestimate for a specific property.

Does Zillow delete Zestimates? Can I get my Zestimate reviewed if I believe there are errors?

We do not delete Zestimates. We monitor customer feedback for systematic issues with the algorithm, but do not change individual Zestimates in response to customer feedback. The Zestimate is designed to be a neutral, unbiased estimate of the fair market value of a home, based on publicly available and user-submitted data. For this purpose, it is important that it be based on identical information about homes (e.g., beds, baths, square footage, lot size, tax assessment, prior sale price) and that the algorithm itself be consistently applied to all homes in a similar manner. This ensures that there is no preference for some homes relative to others nor are there valuations based on facts that are not accessible to all Zillow users. Some homes may be very unique in ways that are not well captured by existing data, and the Zestimate may be less accurate on these homes. To provide more data on your Zestimate, you can post your estimated value and comment in the Owners Estimate section indicating your support for a different valuation.

I don't know of any homes that have sold lately around me, how are you calculating my Zestimate?

The number of transactions in a geographic area affects how much we know about prevailing market values of homes in that area. More transactions provide more data and improve the accuracy of the Zestimate. Also, we use public and user-provided data for house attributes, and some areas report more data than others. The more attributes we know about homes in an area (including yours), the better the Zestimate. Remember that homeowners can also update their home facts if they feel they are incorrect or there are missing values, and the updates may affect the Zestimate value.

Our estimating method differs from that of a comparative market analysis (CMA) done by real estate agents. Geographically, the data we use is much larger than your neighborhood. Often times, we use all the data in a county for calculation. So though there may be no recent sales in the "neighborhood", even a few sales in the area allow us to extrapolate changes in the local housing market. However, the data we gather does allow the models to incorporate the geospatial (neighborhood) patterns of recent sales.

How accurate is the Zestimate overall?

Our accuracy depends on the home data we receive; see our <pagelink type="zillowpage" dest="/howto/DataCoverageZestimateAccuracy.htm" nofollow="false">Data Coverage and Zestimate Accuracy table</pagelink> to see how accurate we are in your area. When it comes to unique homes (e.g., luxury mansions, unusual designs) we are less accurate in our Zestimates.

Can I remove the Zestimate while I'm selling my home (it should be higher)?

It's important to remember that Zestimates track the market, not drive it. People ultimately have more fundamental reasons that drive what they choose to buy or not buy. Our data shows that half of all sales are generally above the Zestimate. To provide more data on your Zestimate, you can post your estimated value and comments in the Owners Estimate section. The purpose of the Zestimate is provide data in a user-friendly format to promote transparent real estate markets and allow people to make informed decisions.

Can I use the Zestimate to get a loan?

No, you can't. To get a federally guaranteed loan, a law called FIRREA (the Federal Institutions Reform, Recovery and Enforcement Act) requires an appraisal from a professional appraiser. Without limitation, lending professionals and institutions are prohibited from using the services in making any loan-related decisions. The Zestimate is our estimate of fair market value, a starting point for home buyers and sellers and anyone just plain interested in the value of houses. You can use it in judging market trends, and in calculating all sorts of things for your personal purposes. However, if you are a homeowner with multiple parcels, and this is the reason there is more than one Zestimate for your address, we match the parcels on record with the county. Here are some frequently asked questions to explain the changes.

What kinds of Zestimate improvements did you make?
Simply, we expanded and improved our database of nearly all homes in the U.S. by adding more data on more homes and improving the accuracy of our proprietary <pagelink type="wikipage" dest="What-is-a-Zestimate">Zestimate® home valuations</pagelink>.

How did you "expand" the database?
We added Zestimates to more than 25 million new homes, bringing the number of homes on Zillow with data, Zestimates and Rent Zestimates to approximately 110 million*. That's more than three-quarters of all homes in the country.

What kinds of improvements did you make to the Zestimate?
We improved the algorithm models that better incorporate user-submitted data and market data. This has improved the Zestimate median margin of error to 8.5 percent nationwide. Previously, it was 12.7 percent.

What do you mean by user-submitted data?
Zillow users have made updates on more than 28 million homes, adding information such as remodel and home fact information that's not reflected in public records. These updates are used to calculate more accurate Zestimates on more homes.

What user-submitted facts can affect the Zestimate?
Updating facts like the number of bedrooms and bathrooms in your home, or the square footage, may affect your Zestimate.

How much did my home's Zestimate change?
That depends on many factors, like where you live and how much information we have on your home. Most likely, the dollar amount on your home changed. But month-to-month changes you might see will be indicative of what's happening in the market -- not due to changes in our algorithm.

How often are Zestimates for homes updated?
We refresh Zestimates for all homes three times a week.

How do you measure Zestimate accuracy?
We test Zestimate accuracy by measuring individual home Zestimates against actual sale prices. See more about <pagelink type="zillowpage" dest="/howto/DataCoverageZestimateAccuracy.htm" nofollow="false">Zillow Data Coverage and Zestimate Accuracy</pagelink>.

Where did you add Zestimates?
Homes in states like Iowa, West Virginia and New Hampshire will now have many more homes with Zestimates than they did previously.

My home still doesn't have a Zestimate. Why not?
Even though we added 25 million more homes with Zestimates, there are still some states or municipalities where accessing information about homes and transactions is very difficult. We do not have enough data to publish Zestimates in those areas.

Will these changes impact the Zestimate history?
Possibly. We've applied algorithm changes to the history going back to 2006, but we are not sure if everyone's Zestimate history changed with these improvements. These improvements were important to do because we want changes in Zestimate values over time to reflect changes in the market, not changes in how Zillow computes its algorithm. Our new algorithm doesn't just improve current accuracy; it improves historical accuracy, giving consumers a better idea of what a home was worth over time. We are now working on re-doing all the history.

What if I think my Zestimate isn't right?
You can do a few things:

Update your home facts. Correcting home facts could affect the Zestimate.

Enter an owner comment. On each home details page is a section for "Owner Comment." This is a place where owners can explain why they think their Zestimate is too high, too low or just right. For example, suppose you just renovated your home. You can add that information and update your home's estimate there.

Report a problem. If the county record information is wrong, use the "Report problem" link under "Edit" on the home details page. We will contact the data provider and ask them to check that information in the county records.

I see that the "My Estimate" tool is now gone. Is that change related to the Zestimate improvements?
We are doing some work to improve the "My Estimate" tool and hope to have it back up soon. In the meantime, homeowners can and should continue to update their home facts. Some home facts can directly affect the home's Zestimate.

I spent a lot of time creating a "My Estimate" for my home. Will it now disappear?
No, it will remain as-is for the time being. However, if you attempt to edit it further, the tool will not work. We are doing some work to improve the "My Estimate" tool and hope to have it back up soon.

* Google Analytics - March 2013

<pagelink type="external" dest="https://plus.google.com/116010607353595760297/posts?rel=author" nofollow="false">By Diane Tuman</pagelink></wikipage>

1 reply Fri, 05 Apr 2013 00:56:00 GMT http://www.zillow.com/advice-thread/Zestimate-Improvements/4302/ 2013-04-05T00:56:00Z Home Facts Information http://www.zillow.com/advice-thread/Home-Facts-Information/4145/ <wikipage>
Your site shows that I have 2 bedrooms, but I have 3. We regularly update the information as we receive it from data providers, but sometimes the data we get is just plain wrong. However, you can update your own information:

<pagelink type="wikipage" dest="Edit-Your-Home-Facts">Update your home facts</pagelink> -- it's easy, just go to your home details page and click "Correct home facts," then verify ownership of the home.

Note: Updates to your home facts may affect your home's <pagelink type="wikipage" dest="What-is-a-Zestimate">Zestimate</pagelink> home value, or your <pagelink type="wikipage" dest="What-is-a-Rent-Zestimate">Rent Zestimate</pagelink>.

I updated my home facts. Why hasn't my Zestimate value changed?

Updates to your home facts will be factored into your home's Zestimate, but, if the updates are not significant enough to impact the home's value, your Zestimate may not change. Also, if your home has characteristics that are unique in your area, we may not be able to factor them into the valuation.

Can I remove my home information from the site?

No. The information we provide is public information, gathered from county records. By having access to information about other people's homes you ultimately know more about your own. This amount of information levels the playing field and leads to a more efficient real estate marketplace, which is one reason most government entities make home information public. We use detailed information on as many homes in the U.S. as possible to calculate home Zestimates and to enable you to create your own estimates of market value.

Where do recent neighborhood transactions come from?

We receive information about home sales from the municipal office responsible for recording real estate transactions in your area. Typically, this is the county recorder's office but also might be the records office of your city or other local government. To fix the incorrect transaction data, contact the appropriate office in your area.

I see some land parcels outlined on the map -- where does Zillow get this information? Can I correct an incorrect parcel drawing?

Our parcel information, which outlines the lot on which your house sits, comes from various public sources, such as the county. To correct an incorrect parcel drawing, you will have to contact your county assessor's office.

How are comps for my house selected/calculated?

The comparable homes (or "comps") are selected based on recent nearby sales and similar facts about your house (e.g., location, square feet, number of bedrooms, etc.). <pagelink type="wikipage" dest="All-About-Comps">Learn more about comps</pagelink>.

My house doesn't have a Zestimate. What's up?

If your house doesn't have a Zestimate, it means we do not have transaction history around that the house. This is possibly because your house is in a "non-disclosure" state (Idaho, Indiana, Kansas, Louisiana, Mississippi, Montana, New Mexico, Texas, Utah, and Wyoming) where transactions are not publicly reported. We do have access to the home details and the tax assessed value, so we are showing you that information. In addition to contributing to inefficient real estate markets, this reduced visibility into home transactions is usually the subject of local controversy, since it can result in unfair taxation.

If the home is not in those states, it might be that we have the tax assessed value, market assessed value or tax appraised value and home information from local public records, but we do not have sales transactions from our data providers for the area. We are hoping to get that soon, so come back.

What's a tax assessor's value?

Depending on the jurisdiction where you live, this value could be the <pagelink type="wikipage" dest="Tax-Assessed-Value">tax assessed value</pagelink>, tax appraised value, or <pagelink type="wikipage" dest="Market-Assessed-Value">market assessed value</pagelink>. This value comes from the taxing authority of the city, county or state where you live; this is not Zillow's value.

How is neighborhood appreciation calculated?

Appreciation is an increase in the value of property (or many properties) in an area. On Zillow, appreciation at all levels of geography (ZIP, county, state, nation) is based on the <pagelink type="wikipage" dest="What">Zillow Home Value Index (ZHVI)</pagelink>. This is the median Zestimate for that geographic region on any given date. Cumulative appreciation is the simple ratio between today's ZHVI and the ZHVI for a reference period (e.g., the ZHVI one, five or 10 years ago).

How do natural disasters -- earthquakes, hurricanes, and floods, for example -- affect home values?

Since the Zestimate is primarily affected by actual house sales, it will only change in response to events like these when homes in the affected area change hands after the disaster. Also, we don't know what homeowners may have done to fix any damage to their houses since that last time they were sold, so the Zestimate may be inaccurate following a major event.
<pagelink type="external" dest="https://plus.google.com/116010607353595760297/posts?rel=author" nofollow="false">By Diane Tuman</pagelink></wikipage>

1 reply Mon, 18 Mar 2013 23:49:00 GMT http://www.zillow.com/advice-thread/Home-Facts-Information/4145/ 2013-03-18T23:49:00Z Claim Your Home http://www.zillow.com/advice-thread/Claim-Your-Home/4141/ <wikipage>What is it?

Simply, it means finding your home on Zillow, proving that you own the house, and claiming it as yours. What is this?
This is to make sure potential clients can contact you through Zillow at a valid, monitored email address. Since we all have multiple email addresses, and they can become outdated, we find that agents miss out on leads when customers attempt to contact them at non-working, or unmonitored email addresses. By verifying your email address here, we are assured customers can contact you.

How do I verify my email address?
When you receive an email from Zillow asking you to verify, simply click the link in the email and it will verify your email address. That's it!

What happens if I don't verify my email address?
If you don't verify your email address, your visibility to customers on Zillow will be greatly reduced. Don't worry, we'll make several attempts to contact you and provide a generous waiting period before this happens. If you for any reason don't verify your address in time, you can still verify later by clicking the link in the email, or by following instructions in the "My Zillow" section of the site.

How does this affect me as an agent?
By keeping your contact information up-to-date, it will improve your contact rate, since it reduces the number of customers contacting agents who have non-working, or unmonitored email addresses.

<pagelink type="external" dest="https://plus.google.com/116010607353595760297/posts?rel=author" nofollow="false">By Diane Tuman</pagelink>
</wikipage>

1 reply Fri, 12 Oct 2012 22:14:00 GMT http://www.zillow.com/advice-thread/Agents-Verifying-Your-Email-Address-FAQ/4295/ 2012-10-12T22:14:00Z Zillow Refer-an-Agent Program Terms and Conditions http://www.zillow.com/advice-thread/Zillow-Refer-an-Agent-Program-Terms-and-Conditions/4274/ <wikipage>ZILLOW "REFER-AN-AGENT" PROGRAM TERMS & CONDITIONS

Please read these Terms and Conditions (the "Terms") before participating in the Zillow "Refer-An-Agent" Program (the "Program").
