As some of the other agents have mentioned - it depends on whether you find being a landlord enjoyable (or at least tolerable), type of repairs you have looming on the horizon, how the mortgage payment fares against market rent rate, if you are upside down, etc. Once you get outside of Portland, the markets have been exceptionally quirky this year - actually, even in Portland it's been quirky. Some properties fly, some are sitting for eons. It's also a tough lending climate with appraisers leaning on the conservative side (great for buyers, not as great for sellers). Finally, it's late in the year to be listing in Maine. You are past the start of the school year, anyone who came as a tourist falling in love with Maine and not going home, etc.

I would check with a few different agents in Lisbon and see what their read is. Agents are in the business of sales though, so I might start by calling a few buyers agents to inquire about the market as well. (In other words - if you call a couple of buyer's agents and hear "oh, the market is fantastic! We're getting 15-20% off listing prices and then beating everyone up on appraisal" then it might not be a great time to put yourself in that as a seller.)

0 replies Tue, 04 Sep 2012 23:28:00 GMT http://www.zillow.com/advice-thread/Should-I-continue-to-rent-out-my-Property/458553/ 2012-09-04T23:28:00Z
