Hi - I'm a potential first time homebuyer. I know there were some great deals in the last year, but now I'm hearing that all these homes in my price range (lower end) are being snapped up by investors with 100% cash.

I've got good credit, plenty for downpayment, etc. but this area still seems really overpriced (around Alexandria or further south).

If anyone knows any realtors in the NOVA area, please contact me so we can talk. I'm totally clueless and it seems Zillow's listings are not too accurate.

Is it a bad idea to lowball on an offer like offering 280,000 on a 310,000 listed home?

We have found a home we really like. It was sold in 2001 for 225,000 and is now being sold for 307,000. We were thinking of offering 280,000 (maybe less) but are willing to pay more if they won't budge. What could happen if we offer this low? Will they ignore us and not allow a counter-offer. Do any of you recommend offering less because of the market? It has been our experience so far that any house we like gets sold in a matter of days. If we lowball on the offer will the owner not consider us and avoid a counter offer? Please help

We entered into a contract to purchase a house in Alexandria, VA in mid-January with a closing date of 27 Feb. Two days before the closing the seller's listing agent informs the settlement agency they need another 30 days. We did everything required to show that we were able to close on the day in our contract. The seller is now refusing to settle.
