Investment homes in Birmingham Al?

I am looking to purchase a few homes in Alabama for rental purposes. I am looking in zips: 35228, 35215, 35211, 35208, 35206, 35217. Can anyone comment about the rental market and type of neighborhood of any of these zips. These would be 3 bdrm single family residences.

We are first time home buyers and have a foreclosed home that we are looking to purchase. I am afraid my credit will be an issue.

VA Home Loans

My fiance` and I are planning on using a VA Home Loan to buy a $58,000 foreclosed house i know very little about VAHL's i was wondering if someone could go through the in's and out's of this process; pro's and con's. We are first time home buyers with very little money saved and i have poor credit. His is great, but i am still a little worried about mine.

we are 1st time home buyers with fair credit (mine is around 640, not sure about spouse's) and we found a foreclosure that has been on the market for a while, the bank has dropped the price from 90k to 60k. We only have about $400 in savings, but I think my family would be able to help us out with the down payment. I'm not sure how to find a loan officer that would be best able to help us get an FHA loan. Also, the roof is really the only thing that appears to be in need of repair. Could we get a rehab loan?

We now have a 3b/3b home which will be paid off in 2012-Worth 200k-220. My husband wants to purchase a 5b foreclosed home for 3k worth 4.5/ 5k. I feel is risky since we don't know abt economy or jobs at this time. What suggestions does anyone have abt this matter. My main concern is selling my current home if offer is accepted. Should we risk it all and make an offer or stay safe and wait until 2012?

What is Corporate Addenda?

We thought about putting an offer on a home but it state that corporate addenda will become part of any contracts. This is a foreclosed home. Can someone please explain this.

My partner and I are thinking about starting a new business to buy distressed/under-priced real estate. Financing is our chief concern, so I'm looking for some advice. Here are some broadstrokes:-Will buy approx. 60 residental condos/houses over the next 2-3 years.
-We will rent these properties out for a period of approx. 5 years.
-We will be HQ in Birmingham, AL but will probably buy in various cities in the southeast.
-LTV = 70%
Questions:
1) What type of loans would these be (commercial mortgage, etc.)?
2) We are aware that financing is hard to come by right now so is this fesable?Â
3) Are there any specialty firms that deal in this type of lending?
4) What general advice do you have for us?
