First time home buyer advice please?

Hi,

My wife and i are planning to buy a house in about a year to save up $25-30,000 for a down payment. We're looking at house worth around $270-300,000. I'll be at my job for about a little over 6 years by then, making $35,000 after taxes, and my wife, one and half years making around $36,000 after taxes. I have a credit score of 637 with a record of bankruptcy for a little over 6 years now, my wife has great credit with a score of 758. We should have our credit cards bills paid off by the end of this year, and we should only have our federal school loan bills of $45,000(mine), and $30,000 (hers), and one car payment of $350 a month by next year. My question is, since she has better credit, is it better if she only applies for the loan? What are our chances of getting a good loan with low interest for a first time buyer? If anyone can please advice or suggest where to start, so we can better prepare ourselves in a year's time when we have our down payment saved up, i'd very much appreciate the help. I do not believe zillow is acurate,the homes on both side of my rental are not kept up, worth more?

I have a rental that has been taken care of, new paint,inside and out. New Stucco,30yrs roof,terminated, windows completely redone. Walls texture costed. Kitchen counters redone. House redone inside and out. new bathroom (redone)
I have two slumloards on both side, and Zillow says they are both worth more....they need to see for themselves....

Status Questions

I am a very new first time buyer so I am going to ask some very easy questions because Zillow users are awesome at helping nubies :-)Can someone give me a quick general definition of…a. Active status
b. Backup offers status
c. In escrow status
d. Pending statusDid I miss any status types?What is the typical chronological flow of these statuses (i.e. in what order does a house flow through these status types?)And last which of these status types close the door on offers and officially take the house off the market?Thanks.

Chino Hills Vs Rancho CucaMonga

I currently live in Covina, (91722) and work in close by office but also commutes to Rancho for work weekly twice. Looking at purchasing a new or a relatively new home(after 2000). I knew these two cities since some friends have own houses there where lot of new or relatively new constructions are available. Probably other places like Glendora, San Dimas may be good places but still expensive for my budget and most of them are 1950-1960 properties.
I did check couple of city comparison sities to know the geographic and population numbers.

Now the question to the experts or experienced professionals is - if you have to compare these two cities, how do you compare them ? Please let me know your opinions on this.

How in the world would two identical houses have a big difference in valuation? Your valuation for 5624 Ashland Court in 91709 is only valued at 439K while an identical house with smaller lot in 5592 Ashland Court in zip code 91709 is valued at 481K?
