I recently spotted these broker claims at the end of a Craig's List ad:

Our Services are FREE/Commissions are paid byHUD
Foreclosures close in 30-45 after an accepted bid.

This is misleading considering the buyer agent commission is paid from the purchase price...financed and paid for by the Buyer. HUD does not have a set commission amount and will allow up to 5% to the buyers' agent. Buyer beware!

FORECLOSURE SPECIALIST LYNN PALMER IS CERTIFIED BY THE STATE OF COLORADO AND THE FBI, SHE IS A BROKER FOR KELLER WILLIAMS IN HIGHLANDS RANCH…….A REALTOR YOU CAN TRUST.

What is it that the State of Colorado, and more curiously, the FBI has certified her to do? When contacted she refused to explain these claims. Any ideas?

I am currently in the inspection resolution phase of my contract and would like to cancel because of the issues I have found with the house. If I do, will there be fees from my agent and his brokerage. I'm curious.

I have made an offer on a short sale property and it is currently pending bank approval. I have been told by the listing agent that my offer is the only offer the bank will consider and I will be made aware of all other offers, and I have the right to meet any other offers that may come in. I feel my offer is at market value and I am optimistic about the eventual outcome. My concern is that I am not being told about other offers (6 weeks have passed and I haven't heard anything). Is it common for a bank to only consider one offer in a short sale in some circumstance? Is it common that they will exclusively negotiate with me?

Builder sold for over $525k, 3yr ago. on Market for $480k. Foreclosed. on market for $450k, then $423k, then $412k, still no movement in a year. originally most expensive builder house on cul-de-sac. only 2 car garage (but next door neighbor is 2car as well), good size lot, 15-20degree inclined backyard and no retaining wall, nice neighborhood, great schools, only 8ft ceiling, 4story(incl basement), huge unfinished walkout basement, 6BR/4B, huge trex deck, great views from all sides!, great front elevation and porch, great upgrades, houses on back, one side faces road 200ft away. So is it haunted!! or ??

I am a buyer and have an agent. I have made 4 offers on bank owned properties in the newer Green Valley Ranch Area and have been outbid on all. Generally, I am offering a little more than asking price and to pay closing costs. Any suggestions or recent experience on how much to offer in this area?

what happens if the house gets hail damage before the closing?

the house is under contract. inspection passed. appraisal good. 3 weeks to closing. but because of hail and recent neighborhood activity in getting roof repais done, the seller said they had the roof inspected as well and the insurance approved the entire roof to be replaced, less a $1k deductible. the sellers want us to give them a $1k back at closing to repair the roof. but we havent closed. who is responsible to pay? and are they REQUIRED to make the repair?

Can my agent help me out with closing costs on their own if the broker they work or says they are not willing to help us out w/closing costs? Can he lower his commission on his own? Can he pay us directly out of his commission? Our agent said that he would be breaking the law to do that, but I have heard of agents doing that befoe.

Is the 1% loan origination fee a common practice in the Denver area, or does it depend on competitive conditions? Will lenders typically charge a higher interest rate on the mortgage without this fee? What interest rate differential would warrant the payment of the fee instead? It is a 30 year conventional loan of $300,000; will stay in the house 5-10 years.
