at this time my brothers fico score is not high enough to buy a home(renter $1000/m) i'm a home owner with an outstanding mort of 105k (home appraised at 267k)... target price for home we are looking at is 140k-150k.

My husband and I have been driving around looking at new homes just to see what was out there, we weren't even thinking about buying new. Now we have seen a new home that we love and realized that we can definitely afford it. I have never bought from a builder and want to know what we should do. Should we get our own agent and loan before we go back? How much are builders willing to negotiate? They are offering a $10,000 incentive as it is, but their houses are over priced by about $40,000 compared to all the other new homes is the area.
