I can see the condo price per sqft are much higher than a single family house in downtown and wondering why people choose condo over single family house. What is the monthly cost of a condo vs a single family home? thx.

Main house vs. Guest house

Hello,

I am looking at a home east of the market area in Kirkland, WA. The main house is 5700 sq ft and is approx. $1.4M. This gives us a cost per sq ft of (roughly) $245. I have been told by both the listing agent (who I am a bit skeptical to believe) and another agent in the area that both the main house and the guest house should be valued equally ($245 / sq ft). From my experiences in the past, I have always believed and been told that a guest house should be valued significantly less (often times 20%-30% of the main houses cost / sq ft). Would like to get a few opinions on this... The guest house is 800 sq ft and is attached to the garage (not the main house); there is no entrance from the garage or main house, only a seperate entrance from the outside. I appreciate anyones thoughts on this one.
