I'm buying a 2 unit property with one tenant, can i have him sign a new lease if the old one from old owner is not up yet? can I increase the rent as well because he rent is under market price? He also have a dog, that I dont want on the property, do to my kids can I ask him to get rid of the dog?

I am a property investor with savings of just over $50 I am looking to purchase a multi family property for rental income. I am looking for investors that will consider teaming up with me to buy 4 unit or more apartment in or around the los angeles area. I am very serious and can move fast. Only I am only able to save at a rate of $5K a month net from my current rentals income and I dont want to wait too long before I take advantage of some of the great prices out there. I have remodelling and management experience so no home can frighten me.
I will also be grateful if someone could point out some 5plexs going for under $400K.

2010, 2011 foreclosure predictions: are they still on track?

Are the expected trends supported by a lot of folks here still intact? Will 2010 show a foreclosure bust as predicted and then a bigger bust in 2011? Sorry to be a bottom-feeder. When might a reasonable time to purchase be in 2010? The market seems a bit stale in Los Angeles with short sales dominating the market right now. I'm going to purchase in 2010 some time but have kind of drank the koolaide here and waited for the market to change. Cherry lemonade flavor!

Nightmare scenario. Need advice.

Closing on first house in 6 days. Signed off on my loan contingency (at realtor and mortgage brokers advice) 3 days ago. Two days later, mortgage broker told me that IRS does not have record of our (wife and myself) taxes. And he cannot get our loan processed now. I followed up with IRS to find out that our 1040 was denied last april. (We had our accountant do our taxes and apparently he did something wrong. He never followed up or let us know.)
He corrected and resubmitted yesterday but IRS takes 6 weeks to process. I called tax payer advocacy but they said it takes 6 weeks and there is no way to speed the process.
Is there any way we can get our $20k in escrow back? We are freaking out. We locked our loan at the lowest point. We signed our away our loan contingency and now this.

Are Foreclosure Sites a Better Option in this L.A. Buying Mess?

I am trying to buy right now in the west valley of los angeles. Every home in my budget is surrounded in offers in a couple of days. They are not even that wonderful of properties that I am considering. Some are broken down and require a lot of clean up. Now I'm not in a rush and can wait to see what happens in November, but I don't want to wait into next year. Is there a pile of foreclosures that my agent can't get to at the foreclosure pay sites like "realtytrac com" and "foreclosures com"? I'll pay if it is worth the fee.

How accurate are sale price by Zillow.com? For Example Zillow.com listed: 1514 Hauser Blvd Los Angeles CA 90019 3 beds, 3.0 baths, 1,872 sq ft Recently Sold: $258,000
I asked my Real Estate agent about it and he said that the tax records show 1514 is owned by indy mac bank it does not show a sales price and it was not listed on the mls.
Some other foreclosures I asked my agent about are not listed on MLS. Why would foreclosrues not list on MLS?
