1) 4bed/2bath, 1996 sq feet, lot 7,170 Sq feet - built in 2002(Miami)
2) New appliances and hard-wood floor...
3) New hospital is being build one block from the home(january/2011)
Cost:250K,
Investiment: 20% down, 15 years fixed term.NOTE: Will probably leave the house in 5/6 years - moving to another country.

How can a single person afford a home?

Hello All,

I am single and would like to purchase a townhome. I make a decent income, have great credit, a good down payment and no real debt besides regular living expenses (rent, utilities, food, etc). I live in Miami FL and that is where I am looking to buy. I have been preapproved for 175k and know with taxes, insurance, and hoa's that is all I can afford. How does anybody do this? The taxes, insurance and hoa more than doubles the complete mortgage payment. I though the housing market had crashed but I guess not where I want to buy. It's not about the down payment at all. It's all the fees tacked on to the mortgage. I don't want a stand alone house because the upkeep on that is even higher than a townhouse. A condo doesn't offer enough ownership for me. I guess I will continue renting. Thankls for reading.

I have been trying to purchase a home since Jan 09 and still looking. I have to ask why are listing realtors fooling their customers into thinking they can get the over exagerated prices for their home at this time. I have offered what they are asking and EVERYTIME the appraisal comes in below it 100K or more. And then they don't want to budge on reducing the offer. I would love to hear from realtors who are in this situation and WHY!

This is Dana Mattioli from the Wall Street Journal. I'm looking for people who are or were looking to buy a condo but because of the new tightened mortgage rules surrounding condos, weren't able to get a government-sponsored mortgage like Fannie Mae or Freddie Mac or an FHA mortgage.

Povided you are looking at comparable homes: similiar sq footage and lot, same bedrooms/bathrooms, same amenitites, How much does the house that sits on a busy street compare to a house on a quiet street. How much does the busy street home discount for?

Utilities on a short sale

Hello,
I'm in the process of purchasing a Short Sale but the owner can not afford to turn the utilities back on for inspection. Does anyone have any suggestion on how I can get the utilities turned back on for inspection?

Property Taxes when buying a property.

First Time Home Buyer, I am noticing some very high property taxes on many properties in Miami Dade. I look on the Miami property appraiser website and noticed that a lot of these properties were bought at much higher prices than what they are being listed at, and in some cases don't have Homestead exemption. How does this work when buying a new property? Once I buy the property will the taxes be adjusted to what I pay for, and will I get my homestead exemption right away? Or will I have to pay these super high taxes for awhile before they get adjusted.

Certificate of Use.

Miami Dade county put in place a Certificate of Use program so that when you are purchasing foreclosed property you get a detailed report by Contractor, letting you know what is wrong and how much it will cost to repair. I was wondering if anyone knows how long I have to repair these problems. Currently the cost range about $12,000. I submitted a offer, and we need to use the 8,000 tax credit for most of these repairs, however i believe it will be quite some time before i get that money. Obviously im sure once I get a inspection once my offer gets approved. These cost may go down or up depending what they find.
