3% split between buyer and seller.?
Or is the first time buyer exempt to 75%?

buying a house for mother

I'm looking to buy my mom a house. It would be my first home purchase so I qualify for the $8,000 tax credit. My 1st question is: if I do not live in the house, would I lose the chance to get the credit?
My 2nd question is: is there any thing to be concerned with if I do not live in the house (i.e. special mortgage, home insurance issues, etc)?

Price: 275,000 from 295000. Real estate agent said there was no way the seller would budge ??

As I am looking to puchase my first home, there seems to be alot of people, (Real Estate Agents, Brokers, Loans Officers, Homeownership Counselors. etc. even the IRS website.) that give diffenent anwsers to the same questions that I ask.
Why? If they are there to help, and/ or sell a product to me, why do I get the run around?

Please help clarify some questions.
1) Tax Credit for first time homebuyers.?
IRS website says - Close by Dec 1, and file or amend. get 10% up to 8000.
not a deduction.
Homeownership counselor said- close by dec 31, and its a deduction, only to be used on d/p and closing
Real Estate Agent- didn't know, said would get back with me but after 60 days no return email or phone call, (I don't think he/she has earned my business)
Mortage Broker said- 'Can Not be used as a d/p or closing cost. have to file a differnet form in addition to the IRS Form F5405 ( which does not say how I am to use the credit)
-Which is it? I would like to believe the IRS, and HUD but neither are clear.

FHA Loan with a Deed-in-Lieu

In 2008 my husband was transferred out of town with his job. We were unable to sell our home and qualified for a deed-in-lieu of foreclosure because of this. Now we would like to purchase a home. Can an exception be made when requesting an FHA mortgage if there are extenuating circumstances such as this? Besides the deed-in-lieu, our credit is still good, we have no debt and our income is high (about $105K combined).

Is this house overpriced?

Back in 2004 this house was purchased for $125,000. Now it's on the market for $175,000. It has had some renovations and cosmetic updates but far from total renovation. I have a feeling that it's overpriced considering the bust of the bubble and it's been on the market since September 2008. Thoughts?

Delaware Real Estate Agent Helping Clients Understand The Difference Between Customer VS Client

In the past most buyers thought they were going to be "Taken Care Of" regardless of their agency status or relationship with the Delaware Real Estate Salesperson.

Here is the differences you need to understand especially if your a consumer who just began searching for Delaware Homes For Sale. 2 Types of People and they are:

A.) Customer

and

B.) A Client

A Customer is usually a buyer who is working with a salesperson and let's say simply calls the real estate office to ask for information about a particular listing. Usually the real estate person will attemp to uncover the buyers needs and wants plus set up an appointment to become the REALTOR(R) Client. The Consumer Information Statement (CIS) may have been emailed with listings sent to the particular customer but at this point no forms have been signed so we call this a Customer.

A Client is when a REALTOR (R) has earned the trust of the customer and has had them sign the agency agreement. The terms of the agency agreement will be in writing and defines the REALTORS(R) fiduciary duties.

What I'm doing is writing down all negative things and then extinquishing those thoughts in my mind! I just can't believe how many buyers come to me about negative information! Please realize that real estate is local and local agents are focusing on positive stuff not negative stuff! Real Estate in Delaware Is Selling! That is a fact!

Does a real estate agent or any person want to hear the market is bad or watch reports on tv everyday about it? No! What is this going to accomplish? It is only going to give us all NEGATIVE feelings about the market! We need positive things right now in every industry... not just real estate! Keep this in mind when you talk to your agent!
