Our home inspection, which included termite inspection uncovered minimal signs of termite damage. The inspector said the house looks as if it has been treated before, and that it may be signs of previous damage; however, it concerns me that it's still there. There were no live termites found, but the one tunnel that was found was on a floor joist (SOUNDS SCARY). I'm concerned for 2 reasons. 1) I know that termites can have a severe effect on structures, and can be a death sentence when I go and try to sell 2) I don't know the severity of the damage, and how far it extends into the house. I may be being a bit paranoid, but I'm a 22 year old single first time homebuyer, and I can't help but be concerned. If the house is treated every couple years, should I be concerned? Should I back out of the deal now before I go to closing? Or should I negotiate the price to regularly treat the house? The one unique thing about this property is that it is being sold by an agent who is an investor. He's due to make a pretty penny on the house, and I feel as if I might be in a place to tell him that I refuse to go to closing without him lowering the price. We're hoping to purchase our 1st home within the next year and a half to 2 years (possibly sooner), with lots of time and effort. I've heard not to work with a credit repair company rather a mortgage broker, etc., who can pin point what exactly we need to handle in order to get pre-qualified. Has anyone been in a similar situation, or does anyone have any knowledge as to where we should start. We've tried many times to try reparing our credit on our own but have been unsucessful, so now we're looking to bring in a professional to keep us on track. From the get go, this was a nightmare. The house listed on the market January 18th, and&nbsp;my realtor&nbsp;tried making several appointments to see it but we were told they werent accepting showings yet. Two weeks later we were finally able to see the home, and we find&nbsp;out we were delayed due to the&nbsp;home owners wanting to "clean". The home was filthy, and looked the same as the&nbsp;pictures.&nbsp;We put an offer in the next day and it took the listing agent about another week to get all the paperwork signed and submitted by her seller. Last week I recently found out an ex-partner of mine that has harassed me in the past&nbsp;lives directly across the street. I spoke to my realtor about rescinding the offer, but she is telling me we cannot do that because we are in a legally binding contract and can only rescind our offer if we forfeit our earnest money deposit, and also risk being taken to court for "further damages". She said another option would be wait it out until June 30th and hope the bank doesnt accept, or try to find something wrong in the home inspection. (which will be highly unlikely, this home is only 5 or 6 years old)&nbsp;Ive done some research online and have found that we are able to rescind our offer and can keep our deposit, but my realtor is telling me otherwise. Can someone please help? At this point, I'm willing to lose the $1,000 deposit, but im not sure why they would take us to court for damages. This seems like it happens all the time.
