Square footage discrepency on a property.

The property I am thinking about buying shows a square footage of 377 on the tax record. However, after seeing the property, it has around 1,300 sqft. How do I find out the exact square footage, and how do I get this fixed?

I'm starting to feel that lot size is not all that important- alot of people nowadays don't want large yards.. the $/sqft doesn't take it into consideration- ok which would you guys choose- I want this home to be easy to sell/make equity later on when I want to sell it. Please take ALL things under consideration! THANKS:

CHOICE A: 1650 sq ft SFR home, with an 8700 sq ft lot in an ok neighborhood, $415K, built in 1956, anaheim near disneyland

CHOICE B: 1727 sq ft SFR home with a 3600 sq ft lot in a slightly better neighborhood, $375k + $100 in HOAs for gate and pool maintenance, built in 1989, whittier near la habra

I beat 40 offers for this house- and even after we opened escrow more bids kept coming in even higher than mine. It is a home in which the neighborhood is high-end, the location is only above average.

This is in Anaheim, California, built 1956, 1650 sq ft, 8700 sq ft lot, 3br/2ba, single family home, $400,000. It needs about $10-15,000 in work. In 2007 it sold for $600,000. Another home in the same tract (1920 sq ft, 7000 sq ft lot) that was newly remodeled just sold for $470,000 a month ago.

What do you guys think? Should I do it?! Just some background- I've been looking for about half a year now and have thrown in so many bids- and out of all of them this was the only real chance I've gotten- it's been very hard to even get your offer accepted in California. What I'm worried about is- will prices continue to drop? Is there going to be a ton of new inventory released form the banks?

Low appraisal?

We are in escrow and our home appraised VERY low- bid $400,000 and it appraised at $325000. The problem is the appraisers had no recent sales to compare it to so they took low ones with small square footage in worse neighborhoods. The bank will not go lower on the purchase price because they have 50 other offers- some above our bid and some with 40% down. What should we do? We like the house, but is it worth the price or is the appraisal correct??

I'm not sure whether to purchase a house, because it was appraised quite low since there were really no comparables that were actually comparable to use for generating the appraisal value. It is a house located in a small high-end neighborhood, but then surrounded by smaller homes. My appraiser had to take recent sales of those smaller homes to come up with my appraisal value because of current regulations etc. Should this appraisal be trusted? Or should I just put more money down and get the house?

How come the banks have sooooo much inventory of foreclosures but only release less than 10 per week

The OC inventory is very weak for a home under $350k each week. Banks robbing from the poor & selling to the rich (investors with cash). We just want a home.

I've seen listing dates of bank owned homes but then i see last sale and tax dates prior to the listing dates. I know the bank owned homes have been sold but I want to know for how much. How often are the dates updated on zillow?
