Is it good to start small with a 4 unit investment property and gain experience or go big right away and manage 12 unit - 3 buildings?

3 Bedroom, 1 Bath, 880 sq ft, 1 Car attached, Ranch, Finished basement adds 600 sq ft living space

Zillow estimates 101,000....how much to offer. Have heard that seller is stubborn....thinking to offer at 94,000 to start

Beginner Investor Advice? PLZ!

I'm a law enforcement officer by profession. I have no Real Estate experience but im eager and determined to learn. I've read a lot of books but that does'nt help much. I dont have much money (wedding 2010) but I do have a decent credit score of 735. Any advice on how to get Started or where to get money to invest? Any REI club members locally?

Is it possible to get a bank loan (pending good credit) for the purpose of investing in foreclosure properties. If so what bank would be recommended.

Why do taxes fluctuate so much?

I see some house listings in which the property taxes paid are in the thousands one or more years in a row, then drop down to the hundreds. Is there a way of predicting what the taxes would be for the next year on a property I'm interested in?

Can the $8,000 tax credit be applied to the purchase of a three unit home?

I am finding that the $8K tax credit program is exceedingly difficult to get good information about. I have my eye on a three unit building but would like to know if I can apply the credit to such a property (and yes, it will be my principal residence). I have found some information stating that only single-family residences qualify and other information saying any principal residence can qualify. Any clarification would be greatly appreciated!

I find that the final sale prices of homes are about 25% below your estimate. I am a local real estate investor and find your site helpful with the exception of actual home values.
