is there a required, additional form that must be submitted, when claiming the 8000.00 tax credit, as well as the 1500.credit for the energy credit. I saw on the News that there was for the 8000.00, lost the note I made for the form number, but just read here that it was easy to claim on your regular tax file form, which is true ? All advise welcome and thank you , in advance !

Could someone tell me please if it is reasonable to be charged $1,850 in total for title fees as listed below?

Title charges: $200 for closing escrow fee, $100 for docs preparation, $1,000 for title agency's attorney fees, $200 for title insurance, $300 for search fee, $50 for chain of title.

My agent has advised me that if i am using an FHA loan, the banks almost never take the offer. He said it would be a waste of time to make an offer on the home. Is this true? Could there be another reason he is telling me this??

Short sale counter offer decision

We decided to bid on a short sale property. Asking price was $250,000 (actual mortgage $230,000 1st lender, $20,000 2nd lender). In our opinion, there were about $25,000 in repairs that needed to be done. We made the offer at $225,000, cash, no mortgage contingency. We then had a home inspection, which estimated the total of repairs to be more like $35,000. We then revised our bid to $212,000. About 4 weeks later, we received word that the 2nd lender verbally approved. Several days later, we were informed by the 1st lender that they were ready to submit to the closer but would need to net $10,000 more. They felt they would get more in foreclosure. While I find that odd, we didn't really have any more money available but scraped up $5,000 and upped the bid to $217,000. Was this a mistake? Did we pass up the only opportunity to get this approved? Or could the $5,000 more be enough? There have been no other offers that made it to the bank and this house had been on the market for over 2 years before the owner stopped making payments and arranged a short sale.

Also, the interior BPO came in at $250 and the exterior came in at a lot higher, maybe $285-290. The house looks great from the outside, it's the inside that needs the work. We did supply the bank with one estimate for grading of the yard (water in ducts) and the home inspection summary pages.

Can't buy a house even for over asking price????

Why do the banks put a listing price on a house if they are not going to accept that amount of money for it. I have put in 5 bids in the last month for foreclosed homes and all were right at asking price or above. They have not accepted any of my offers and the last one I went in 6,000.00 over asking price and they still didn't accept. The agents listing these homes do not respond to my agent until he tells them how unethical they are being.. I don't understand wouldn't they want to get rid of these houses???

Not able to get Zestimate for few properties, but able to get value when submitted directly in site

I'm not able to get Zestimate for few properties using Zillow's API, but Zillow.com is returning values for those properties when submitting directly in the zillow's site.
for eg: 1812 West HOOD Avenue,
CHICAGO Illinois 60660.

Zillow's API is not able to return Zestimate for the above property but when i directly submitted it in the Zillow it is giving value.

Asked lawyer to include an addenum to contract regarding repairs to be made prior to closing before appraisal was done. Now the homes' appraisal value was lower than the seller's listing price and the seller may not be willing to complete repairs.
Am I, the buyer, stuck with the repairs since my lawyer "dropped the ball"

Offer Rejected on Estate Sale

My husband and I put an offer on a house that has been vacant for approximately 7 months. Owners passed and children are selling it. Asking price is 369,000 my husband and I started at 300,000 our final offer was 325,000...they rejected it...saying that they did not want to sell it for less than 342.....In there situation and this economy I feel like they should take our offer. We are pre-approved and asking no closing costs....Ughhh...another one bites the dust going to look for another house but want opinions...
