Looking for Realtor specializing in Coral Springs Area

HI, I am looking to purchase a home in the Coral Springs, FL area and am looking for a realtor that specializes there. I would prefer if they are familiar with the short sales and foreclosures in the area. However, I am not limited to those listings -- simply want to get the best bang for the buck. I would like to look at properties this weekend.

Interested in Buying a property already approved and ready to close

I don't know were to look and I'm wasting my time placing bids on properties on MLS. Is there a place I can go to get an approved deal ready to close. I don't want to waste time who do I contact.

Short Sale Bank owned property, developer looking to get rid of property quickly. We have 200k offer that can close in 7-10 days. SFR in Coral Springs, Coconut Creek, or Parkland FL.

Do you know of any ways to get things quickly on closing on a good deal.
