Zion area in the next 6 months to a year. We were very dumb with our credit when we were young and destroyed it. We have spent the last 6 months trying to repair his credit(we are focusing on his first since he brings in the income) and have managed to bring his scores up on all three reports around 30 points give or take. Right now they are in the high 500's on each report. My hope is that in the next 6 months I can bring them up another 30-40 points and be in the mid 600's so that we can get approved for a loan. I am scared though, that this may not work as well. We have three children and it has been our dream for the last few years to buy a home and have our forever place for our children to grow, I guess I am just so scared it may not happen. Does 6 months seem possible to raise a score so much? <br/><br/>Also is there anything besides our scores I should be focusing on that will be of equal importance in getting us accepted for a loan? Are there any make or break things that can be a deal breaker that I should put some attention into? What should I look for when finding a lender? A real estate agent? Anyone have good recommendations for the Florence KY area? I just don't know where to start and am so overwhelmed! What about income? Is it possible to get a 150,000-180,000 loan with an annual income of 37,000 a year? I'm sorry for all the questions, I just need to be pointed in the right direction and given advice for how to start the process. The house has been on the market for a while now, and we know we could easily get it for another $6k-10K lower than it currently is listed at ($138k). However, we are thinking of offering the seller list price, if they put a privacy fence in the back yard (it would be around $6-$8k).
