Is it hard/smart to buy w/o any agent involvement? http://www.zillow.com/advice-thread/The-house-I-want-to-buy-is-FSBO-Is-it-hard-smart-to-buy-w-o-any-agent-involvement/281727/ As I say in my headline, I know the house I like, but it's FSBO. I don't have a buyer agent in my new city either. Would I be wise to start negotiating with the owner on my own or would an agent save me money? I'm assuming the agent would get 3% off the top at closing, which I could possibly use as leverage in my agent-less negotiations. Am I just dreaming? This would be my second home purchase.

7 replies Thu, 24 Sep 2009 01:13:00 GMT http://www.zillow.com/advice-thread/The-house-I-want-to-buy-is-FSBO-Is-it-hard-smart-to-buy-w-o-any-agent-involvement/281727/ 2009-09-24T01:13:00Z do you have any foreclosed homes in the oskaloosa area, because we are looking for a cheap house to http://www.zillow.com/advice-thread/do-you-have-any-foreclosed-homes-in-the-oskaloosa-area-because-we-are-looking-for-a-cheap-house-to/283430/ 0 replies Tue, 29 Sep 2009 17:38:00 GMT http://www.zillow.com/advice-thread/do-you-have-any-foreclosed-homes-in-the-oskaloosa-area-because-we-are-looking-for-a-cheap-house-to/283430/ 2009-09-29T17:38:00Z Is there any lenders in Iowa doing sub 620 mortgages? Combined income of $88000/yr and combined debt of $100000. The debt consists of auto and student loan, no credit card debt. We are on a budget and save approx $3000/mo. We rent a studio appartment for $650/mo. I drive a respectable distance to and from work every day and we want to relocated mid-way between our jobs and would like to purchase a home when we do. When we buy we want to stay in the home for a long period of time and therefore want to buy a home that we like and is large enough to raise a family in. I understand that all property is in some manner an investment property but i am not looking to make a ton of money from buying at the right time. I just want a yard and a home to call my own. We dont have a huge amount saved up as we just payed for a wedding and only recently graduated college, but we are pre-approved for a FHA loan and are going to try to get %5 and go for a conventional loan depending on how long we can wait to move. I live in central iowa where the housing market is more stable than the U.S. average. We have excellent credit and would like it to remain excellent. I am somewhat concerened with buying as I don't want to do anything stupid and ruin my credit. Given our situation can anyone with experince or knowledge with home buying give any good advice with our situation in mind? Should we just be patient and wait longer, or take the plung when we move?

15 replies Mon, 27 Jul 2009 01:00:00 GMT http://www.zillow.com/advice-thread/Should-I-buy-now/260892/ 2009-07-27T01:00:00Z WE ARE LOOKING FOR A 2 BDR 2 BATH HOME IN THE WEST END AREA, NEAR SHOPPING, MEDICAL CENTR...$120 http://www.zillow.com/advice-thread/WE-ARE-LOOKING-FOR-A-2-BDR-2-BATH-HOME-IN-THE-WEST-END-AREA-NEAR-SHOPPING-MEDICAL-CENTR-120/242063/ NO MORE THAN $120.00...ATTACHED GARAGE, BASEMENT, ONE FLOOR '
WASHER/DRYER...OPEN FLOOR PLAN WOULD BE NICE.....PREFERABLY
IN QUIET NEIGHBORHOOD, OR SENIOR/ADULT COMMUNITY......
TOWNHOUSE/OR 1ST FLOOR CONDO, WITH MAINTENANCE......CALL
563-583-4729 THANK YOU....MARTIN

1 reply Wed, 03 Jun 2009 03:11:00 GMT http://www.zillow.com/advice-thread/WE-ARE-LOOKING-FOR-A-2-BDR-2-BATH-HOME-IN-THE-WEST-END-AREA-NEAR-SHOPPING-MEDICAL-CENTR-120/242063/ 2009-06-03T03:11:00Z Looking for a copy of the book published at the time of the Conesville centennial. http://www.zillow.com/advice-thread/Looking-for-a-copy-of-the-book-published-at-the-time-of-the-Conesville-centennial/231050/ The book contains many family histories.

0 replies Mon, 04 May 2009 20:22:00 GMT http://www.zillow.com/advice-thread/Looking-for-a-copy-of-the-book-published-at-the-time-of-the-Conesville-centennial/231050/ 2009-05-04T20:22:00Z scheduled to close on new construction on Thursday.... http://www.zillow.com/advice-thread/scheduled-to-close-on-new-construction-on-Thursday/213991/ builders standard appliance pkg is Frigidaire--this is spelled out in paperwork. We got an upgrade to stainless steel--but the paperwork doesn't specify brand. They put in stainless Frigidaire dishwasher and stove....but a cheap Goldstar ss microwave. I know the paperwork doesn't specify brand names for the upgrade...but I feel like this is a bait and switch and the builder is trying to get cheap on me. I talked to a local retailer who supplies appliances to builders and they told me that the builders buy lots of these microwaves in bulk when on sale because they get them for around $120. Do I have a leg to stand on if I demand they change out the microwave? In my mind, the mere presence of stainless steel doesn't necessarily result in an "upgrade" if the rest of the product is inferior.

7 replies Mon, 23 Mar 2009 16:39:00 GMT http://www.zillow.com/advice-thread/scheduled-to-close-on-new-construction-on-Thursday/213991/ 2009-03-23T16:39:00Z you & spouse bought home 7 yrs ago Refinanced(4 yrs ago)w/Loan in ONLY husband name.r u 1st x buyer http://www.zillow.com/advice-thread/you-spouse-bought-home-7-yrs-ago-Refinanced-4-yrs-ago-w-Loan-in-ONLY-husband-name-r-u-1st-x-buyer/211678/ you and spouse purchased home 7 yrs ago but when refinancing (4 yrs ago), loan is in ONLY husbands name. are you considered a "1st time home buyer" then?

1 reply Tue, 17 Mar 2009 20:40:00 GMT http://www.zillow.com/advice-thread/you-spouse-bought-home-7-yrs-ago-Refinanced-4-yrs-ago-w-Loan-in-ONLY-husband-name-r-u-1st-x-buyer/211678/ 2009-03-17T20:40:00Z
