Here is a little histroy I got from a BSU History Professor-

In 1900 the average home was 900 ft2 and housed 4 to 5 people.
In 1950 the average home was 1,200 ft2 and housed 3 to 4 people
In 2000 the average home was over 2,000 ft2 and housed 2 to 3 people

Statistically, the average home is 2.69 people!

First time home buyer credits, grants and discounts

I am putting together a resource manual for first time home buyers. Please forward website links to me directly on any programs that you are familiar with. I will be including lenders that allow the first time home buyer tax credit to be used at closing, programs like Boise City's that offer grants and seconds, programs like RD that buy down interest rates, and programs for low to moderate income buyers.

I have one client that is currently combining three different programs to help her buy her first home as a single mother of 4, then when it is all done, she will still receive the $8,000 check in 2010!

If you know good programs, let me know so I can help other people buy their dream homes!

asking price verse the tax apprasial

looking to buy a home and the asking price is 244k but thehomes tax appraisal came in at 201k. I havent see the banks appraisal yet but is this common?

Zillow is a good tool to use but keep in mind it is only ONE tool!

Zillow has some great data on this site which is why I am spending more and more time here. However, keep in mind that there are lots of other tools that are also available to give you different perspectives as well

As a buyer/seller; you should be researching lots of options and then trying to figure out which ones apply to your situation.

I am thinking about purchasing a home to use as a rental. We are lucky to live rent free right now and have saved some money to eventually buy a house in 5 years or so. We want to determine if it is better to put our money in a CD or buy a rental. Any advice on where we can find a good calculator or tool to help us make our decision?

What are the requirements to 'assume' an FHA or VA loan.

Are both FHA and VA loans assumable. What are the methods of the assumption. Would I have to apply and be qualified or can I simply take over a loan that exists and begin making payments through a title transfer or deed of trust? Can the title company execute that kind of transaction.
I'm trying to invest without using my credit in these situations. If I can't assume the loan without a loan application and credit check is it possible to simply have the owner of the property and the loan sign and deed of trust or some other instrument of transfer and I simply begin to make the payments through?????the title company or and escrow fund or??? I would presume that the deed of trust transaction would be an issue for the origianal owner if they were to apply for another loan in so much that they would have an existing loan in their name?

Is there a safe opportunity to be a co-borrower here on a short term, ie 3 years with a buy out of the other person's interest in the property or does that also post to my credit limiting my ability to invest in other properties base on personal credit, LTV and AGI???

Idaho Stats from the article :

Unemployment is up 148% from 2007
Forclosure Filings up 92.5% from 2007
Idahoans needing food stamps up 26.3% from 2007

So, with all this bad news does this mean we are near the bottom for the local Boise real estate market and now is the best time to buy, or is it only the begining of a long recession?
