Has anyone invested in real estate using a Roth IRA? Where I live (St. Paul, MN) you can buy a house or townhouse that rents for about 1,200 at 70,000. When home prices fall do rental rates as well? It seems to me they would. I found a custodian for the self directed ira online and a special lender for the rest of the purchase price. The rules are that the loan must be nonrecourse. Isn't any first mortgage nonrecourse? Do I need to use a special lender? I would like to do this after January 1st next year so my husband and I could get enough in to make this work. The online lender said we had to put 30% down and we would need enough in reserve to cover the rents or expenses if something happened because every single dime must go through the ira custodian.

Why can I no longer find the values of all of the houses on my street? That was very helpful.

I will be putting my house on the market in the Spring and want to know the value of those houses for sale and NOT FOR SALE in the neighborhood. I can't even find the houses for sale in the neighborhood with this crazy current format. Where else can I go for this information? Help?
