hi, the houses in this neighborhood say they are stucco. when most are wood underneath?

I looked at a house today, it is wood. I like it very much. But I have been advised to stay away from wood in Florida. I saw the resale value of homes in this area. looks good to me. Insurance risks?

large oak trees

I am considering purchasing a home which has two large oak trees close to the foundation. The one in the front yard estimated heighth is 20 ft high and 90" diameter. The front yard is mainly exposed roots and no grass. Is this an immediate concern? I am considering having dirt delivered to cover the roots and then plant new grass. Any input appreciated or will I have to consider having the trees removed?

I have an excellent credit rating and have never used my Federal VA loan option, which allows me to purchase with 0% down. Are lenders making these loans in this terrible financial climate? Thanks much for your help with this.
