368,000 is the total debt.We offered 250,000 it has been ok'd by the selling party.There is a first morgage of 320,000 and a personal loan from a third party for the remainder.The house was listed at 299,000.Does this sound like a fair offer.How long on average does it take the bank to respond?

is there a required, additional form that must be submitted, when claiming the 8000.00 tax credit, as well as the 1500.credit for the energy credit. I saw on the News that there was for the 8000.00, lost the note I made for the form number, but just read here that it was easy to claim on your regular tax file form, which is true ? All advise welcome and thank you , in advance !

Hello,
My wife and I are looking for a reliable agent or broker to show us some very good Family homes/Townhomes in the neighborhoods of Oakbrook,IL and Naperville, IL.

In the last one week, I have contacted three of my friends (who owns two homes each in these areas) to refer me to a good realtor but to my surprise, none of them recommended the realtor they used to buy their properties few years ago. If I search online sure I can find 100's of agents but I need some referrals from the end user like 'you' who are satisfied with someones work. If you think someone be recommended, please help us.

Also, if you know any agents with strong experience in "short sales", please refer them too.

Iinitial info on my property was incorrect. "Zest.." should be for "entertainment purpose only" Yes?

This site has a material effect on the perceived value of my real estate, and real estate of others. Yet, it has wrong information, a "proprietary" algorithm no one can see or challenge, and no choice about any information surrounding the RE, such as "similar properties". I am shocked no one has challenged this reckless site, especially in times when RE is in such a sensitive position. This proprietary recklessness cannot continue. Zillow needs to make a decision: is this a "for entertainment purposes only" site, and state it boldly on every listing? or does it give control of each listing to the RE holder, excluding the cute "Zestimate" if so ordered? or does it go open source so we can modify the source code to work better. For today, I am demanding removal of all proprietary, patented or copyrighted information ("analysis") from my RE site, 1 Partridge Square 60543. The owner.

PALATINE, IL Fremd HS vs Palatine HS; What is the REAL difference in quality of education & people ?

Viewing homes in Palatine IL, we noticed the prices for homes in the Fremd HS district were more expensive and the homes were also much older than the ones available in the Palatine HS district. We definitely prefer the newer homes in the Palatine district but the HS isn't close in academic ranking to Fremd. Can anyone give us a real/down to earth comparison of Fremd versus Palatine HS ? We've viewed sites and simply from reading (not speaking with anyone) it appears only 47% of families own homes who attend Palatine and it's 35 % non-caucasian. Fremd on the other hand has 81% of the homes owned by Fremd student's families and its 17% non-caucasian. Palatine HS appears more diverse, which is acceptable, but does anyone have 1st hand info as to the real difference in quality of education and/or if Palatine HS has gang/crime related issues ?

Buyer recovering fees/expenses from Seller failure to close

My closing failed to occur due to Seller's neglect. What and how can I proceed to recover my lost expenses due to the fact the Seller didn't satisfy the terms of the contract. I know I will receive my ernst money; however, I assume I can legally recover:

Inspection Costs
Assessments Costs
Additional Rental Costs (from my inability to move)
Other fees?

Any assistance, recommendations or experience regarding this issue would be appreciated.

I am going through a short sale right now. So far the inspection was done by me, the appraisal was done by the lender, and we accepted the mortgage insurance companies counter offer. Now we are waiting to see if the property is approved for a short sale...does it sound like we have a chance at getting this place?

Could someone tell me please if it is reasonable to be charged $1,850 in total for title fees as listed below?

Title charges: $200 for closing escrow fee, $100 for docs preparation, $1,000 for title agency's attorney fees, $200 for title insurance, $300 for search fee, $50 for chain of title.
