We are already going to have to leave behind our horse and cows, but we need space for our dogs and cats (which don't get along with each other and need to be kept separated).<br/><br/>Except, we saw one house that had a good amount of land in a nice area. The listing described all sorts of wonderful features about the house and it seemed affordable. Unfortunately when my sister contacted a real-estate agent in the area, she was told that the price is for the property only because the house has been deemed unlivable. It was a custom build and apparently didn't have the proper permits before building.<br/><br/>Assuming the lack of permits is what is making the home unlivable, is it possible to retroactively get permits via inspection, or find out what can be done to fix the place up to make it considered livable (and how much it would cost) pre-sale (not asking to get it fixed pre-sale-- just find out what it will take pre-sale)? Right now the <a href="http://www.zillow.com/directory/real-estate-agents/">real estate agent</a> isn't even allowed to show people the inside of the house (despite the fact that the listing had pictures of the house's interior and advertised the house as the main selling point). I have many friends that are agents. I started looking after one of them mentioned now being a good time to buy for the area. I started looking and investigating on my own. Later another agent/friend offered to send some links to listings and even showed me 2 houses on a lunch break. And what I really wanted and who I would have gone with originally is a third friend/agent that I trust more and is more experienced. I haven't signed any agreements or even committed non-verbally to any of them or any properties or a time line for buying even.
