Let's say there's a builder that has one of their inventory homes priced at $200,000. The base of that model is $180,000 meaning that they put $20,000 in upgrades.

What would the appraisal come in at? Does a builder generally price based on realistic values or are they generally priced above a likely appraisal value?

I'm asking because let's take that same $200,000 home and I end up negotiating a price of $190,000. I'm putting the minimum of 3.5% down on an FHA loan. How worried am I going to be about the appraisal coming in under the $190,000 that is the negotiated price?

1 reply Sat, 10 Jan 2015 01:42:00 GMT http://www.zillow.com/advice-thread/New-construction-appraisal/571762/ 2015-01-10T01:42:00Z I used to get a matrix for recently sold homes similar to my address. There are several subdivisions where major builders (Dr Horton, Ryland etc) are building new homes. A majority of homes are newly built homes for people who can customize many things, and then each builder has 4-5 homes on hand they're already building or that are already built (quick move-in homes) that are available for sale. I know it's very hard to negotiate the price down on a newly built home but how about one of these quick move-in homes? For example, if they have a home that will be ready in 1 month and it has a list price of $200,000 including options & upgrades but the base price for that model is $180,000...how much could I reasonably negotiate off the list price? I can't really negotiate for more upgrades as the home is already built, so is it easier to negotiate down in these homes?

10 replies Sun, 07 Dec 2014 18:16:00 GMT http://www.zillow.com/advice-thread/Negotiate-price-in-a-quick-move-in-home-from-builder/568966/ 2014-12-07T18:16:00Z Negotiate price in a "quick move-in" home from builder? http://www.zillow.com/advice-thread/Negotiate-price-in-a-quick-move-in-home-from-builder/568966/ I'm looking at purchasing a new home in the north Charlotte area.
