When you are ready to buy a home be absolute rock and roll ready to submit an offer with your buyers agent. Have your preaproval letter ready. They will advise you on the best tactic to take depending on how much you want a certain home. Corona is a very popular place to buy so lowball offers don't even get a response from the Listing agent.

New Laws for Real Estate Agents

Are the agents you are working with following the new Department of Real Estate law? As of July 1. 2009 all agents are required to follow the following law:

"DRE LICENSE NUMBER MUST BE ON SOLICITATION MATERIALS-The California Department of Real Estate (DRE) has recently adopted a new regulation clarifying the law that requires DRE license numbers on business cards and all other solicitation materials intended to be the first point of contact with consumers. The licensing law came into effect on July 1, 2009. Under the new section 2773 regulation adopted by the DRE, the solicitation materials that must contain the license identification number include the following items:
Business cards;Stationery;Websites owned, controlled, and/or maintained by the soliciting real estate license; and Promotional and advertising flyers, brochures, email and regular mail, leaflets, and any other marketing or promotional materials designed to solicit the creation of a professional relationship between the licensee and a consumer, or intended to induce a consumer to contact the licensee about any licensed services. In addition to solicitation materials, a licensee's DRE license number must also be disclosed on real property purchase agreements when the licensee is acting as an agent in those transactions. C.A.R.'s standard form purchase agreements already conform to this new requirement." This new law helps the consumer identify a true licensed agent and any action that the DRE might of taken upon an agents license. Visit www.dre.ca.gov to check license status of an agent. Be a wise consumer!

Escrow Fees & Lenders Title Insurance - from buyer's pocket !?

Hi, I am closing in a $400k purchase in Corona, CA. I am making 25% down. My loan amount is $300k. What is my estimated Escrow Fees and Lenders Title Insurance fees I should expect. As per our purchase contract, buyer and seller to each pay their own and sellers choice of escrow.

If the fees are based on a percentage of purchase price or loan amount, please let me know the min and max rates being charged these days.

riverside county hits bottom?

according to these sites, the median price in riverside county has seen a small increase. Sales are way up, with inventory way down. In some cities, well below 6 months supply. With many houses in the low 100's in good areas, affordability is up, and many areas show that renting is now more expensive than buying.

But is it possible to flatten out, when unemployment is above 10%, more foreclosures are on the way, and arent clearly showing signs of slowing yet?

In Riverside county, unemployment rose after the bubble burst. This was due to construction on new homes stopping, mortgage brokers and agents going under, and the effects spreading to retail. Can the housing market correct and help those sectors, lowering unemployment, by the ones who have secure jobs spending money, or does unemployment have to stabilize first?

I would like to buy a house the house I left last year I sign deed of lieu it shows on my credit "Assignor - loan has been assumed by another party" and Potentially Negative Closed. My credit score 708 am I qualify for the new loan and get the good interest rate since my score still 708. Please advise
