I want to know what is the price that i can suggest to the bank for a house located at 4024 regina coeli ct marrero,la 70072. The price start at 139k but goes down in 3 months and the price right now is 114k. Maybe continues down?

$8000 Tax Credit Scenario Question

My fiancé and I are closing on a house tomorrow and will receive the $8000 tax credit. I wasn't able to be on the mortgage because I am a contract employee, but we were planning on transferring 50% of the residence into my name when we get married in March.
My question is this, will transferring 50% of the home from his name into my name cause any problems with the tax credit, such as us having to repay it? I don't think it will since the house will continue to be my fiancé's primary residence (as required for the credit), but we just wanted to make sure. Thanks in advance for any advice!

What recourse do we have? reaty board, lawyer, atty Gen. Parish/county Dist. Atty.??? BTW: I put money/improvements in this property to satisfy FHA !! Lesson= don't do VA/FHA or buy from a Realtor !

The home my wife and I currently live in was built and purchased in June 2006 by her and her dad as a co-signer. When we moved in we were not married. We got married in October 2006. We have been in the house exactly 3 years on June 28th this month. We are looking to purchase a bigger house to take advantage of the $30,000 in equity we have built along with the lower rates. Since my name is not on any of the paper work currently and we move to another house where I would be the one applying for the loan, am I considered a first time buyer considering my credit history would not show me ever owning a home or having a mortgage loan? Some help is desired on this topic. I have asked several friends who deal in mortgage business and not one of them can give me a straight answer.

Possible to buy beat up house with no construction/FHA 203(k) loan?

I have my heart set on a house that has some issues. The siding needs work, one wall is pulling away from the structure, and there are a couple holes in the interior ceilings. No big deal.

I've been talking to lenders and brokers and they keep saying FHA 203(k) or construction/renovation loan. The concern is the bank won't lend the money, there will be large costs to cure, etc.

My question is how are people buying these houses? There are gazillions of houses that don't meet the strict standards of the FHA. This particular housed was purchased in 2006, and I know the damage didn't all happen in the past three years - how did the current occupant get a loan?

Anyone? Is it possible any more to buy an old house free and clear without someone looking over your shoulder, forcing you to hire contractors, etc.? I see this as a long term project where I do the bulk of the work myself, on my own schedule.

New construction closing costs

Okay, I've found the house I want in a new neighborhood. I'm a first time buyer in Baton Rouge, LA area. Great layout and decent lot size and it's within my price range. The builder advertises that they will pay up to $4000 in closing costs when their prefered title company is used. My mortgage broker has estimated $6600 in closing costs.

Okay, here's the situation. I don't want to use what little money I do have saved up for closing and I might have to dip into that stash already to pay a deposit. So, I need the builder to pay all of the closing costs to make this work. Before I make an offer requesting this stipulation, does anyone have any input regarding this? Is this a realistic request? I am willing to pay asking price and may even splurge for a few upgrades. Any input is greatly appreciated. Thanks!
