"Bidding Wars" leave buyers with a bad taste in their mouth. While not everyone will leave the process happy, agents should maintain an orderly bidding process. 3 Ways to Handle Multiple offers: 1) "Best and Highest": after 2 or more bids have been received, a seller may elect to go to a final round of bidding called "Best and Highest". This protocol calls for setting a short deadline for all bidders to submit their best & final offer. If new bidders enter the process before the deadline, they will be invited to submit a final bid. It is customary to accept one of the remaining bids after the deadline has passed after which all other bids will be held as back-up offers.2) Independent Counter Offers: a seller may choose to engage in price negotiations with multiple bidders simultaneously without each bidder privy to what is happening with the other bidder. In this scenario, the seller could make offers and counter offers with several bidders privately. If a buyer's agent asks if there are other offers on the table, the listing agent must disclose the number of other offers and if any are in-house offers (provided seller permits this). He does not need to disclose how the seller is handling the other offers if the seller forbids it.

6 replies Sun, 09 Aug 2009 19:21:00 GMT http://www.zillow.com/advice-thread/Bidding-Wars-What-can-you-do/266119/ 2009-08-09T19:21:00Z Bidding Wars - Part 2 http://www.zillow.com/advice-thread/Bidding-Wars-Part-2/266120/ 3) Cross-Bidder Counter Offers: a seller may choose to disclose another bidders offer to a competing bidder in order to motivate acceptance of a counter offer or to generate a higher bid. The seller can do this with multiple bidders simultaneously without the bidders knowing how the other bidding process is evolving. Its remains the seller's prerogative on how to handle each offer. Until a transaction is out of attorney review, a seller retains the right to accept or reject other bids despite having already completed one of the above protocols. Agents are obligated to present all offers to their seller up until the title passes.

2 replies Sun, 09 Aug 2009 19:21:00 GMT http://www.zillow.com/advice-thread/Bidding-Wars-Part-2/266120/ 2009-08-09T19:21:00Z How do I localize my search just to particular town (not a whole area what I usually get from searc? http://www.zillow.com/advice-thread/How-do-I-localize-my-search-just-to-particular-town-not-a-whole-area-what-I-usually-get-from-searc/263952/ How do I localize my search just to particular town (not a whole area what I usually get from a search)?

3 replies Mon, 03 Aug 2009 19:38:00 GMT http://www.zillow.com/advice-thread/How-do-I-localize-my-search-just-to-particular-town-not-a-whole-area-what-I-usually-get-from-searc/263952/ 2009-08-03T19:38:00Z How do I post review for lender http://www.zillow.com/advice-thread/How-do-I-post-review-for-lender/264197/ I just had a fantastic experience with my broker and I want to post a review but I can't see on the site where to do it.
I see the page where the reviews are listed - but where, and how, do I add one of my own?
http://www.zillow.com/profile/SeckelCapital/Reviews-received/

Please assist!

1 reply Tue, 04 Aug 2009 03:43:00 GMT http://www.zillow.com/advice-thread/How-do-I-post-review-for-lender/264197/ 2009-08-04T03:43:00Z I have a lisiting that is duplicated, but it has no pictures, is there any way of taking this off? http://www.zillow.com/advice-thread/I-have-a-lisiting-that-is-duplicated-but-it-has-no-pictures-is-there-any-way-of-taking-this-off/245341/ THE LISTING IS FOR 2600 KENNEDY AVE. Basically they were using an attorney from out of the area who really didn't know the process of handling a New Jersey real estate transaction. After 10 days of being in "attorney review" (the average period of time is about 5 business days), they changed lawyers to a local Hoboken real estate attorney to expedite the process. I've put together some tips from my experience of working with buyers and sellers which may be useful in selecting a real estate attorney.

[content removed by moderator for being self promotional]

0 replies Fri, 22 May 2009 15:20:00 GMT http://www.zillow.com/advice-thread/Selecting-an-Attorney-For-Your-Hoboken-Real-Estate-Purchase/237830/ 2009-05-22T15:20:00Z Hoboken Real Estate Sellers Now Becoming Landlords http://www.zillow.com/advice-thread/Hoboken-Real-Estate-Sellers-Now-Becoming-Landlords/235395/ Many Hoboken real estate sellerswho arehaving difficultly selling their property are turning to renting out their condominium instead. I have noticed more and more lately that many Hoboken properties listed in the MLS are available for both for sale and for rent. The Hudson River waterfront buildings of Maxwell Place, the Hudson Tea Building, Harborside Lofts and even the W Hotel have seen many speculators who bought units to flip for a quick profit now turn to their "Plan B" of renting the property out.

[content removed by moderator for being self promotional]

0 replies Fri, 15 May 2009 23:44:00 GMT http://www.zillow.com/advice-thread/Hoboken-Real-Estate-Sellers-Now-Becoming-Landlords/235395/ 2009-05-15T23:44:00Z Top 5 Reasons Hoboken is the Place to Live in 2009 http://www.zillow.com/advice-thread/Top-5-Reasons-Hoboken-is-the-Place-to-Live-in-2009/232191/ Over the past 15 years, in what seems like overnight, Hoboken has reinvented itself as one of the fastest growing New York City metro area communities. All one has to do is walk up and down Washington St. to be pointed in the direction of an open house. Hoboken buyers entering the buyer's market have many condo choices to choose from. Open houses are a great educational tool to begin in your Hoboken condo search. They not only familiarize a Hoboken buyer with the market and pricing, but they also let the buyer view properties at their own pace.

[content removed by moderator for being self promotional]

0 replies Thu, 30 Apr 2009 00:09:00 GMT http://www.zillow.com/advice-thread/Spring-Time-for-Hoboken-Open-Houses/229416/ 2009-04-30T00:09:00Z Reasons to buy in Hoboken http://www.zillow.com/advice-thread/Reasons-to-buy-in-Hoboken/223414/ 1) you have leverage by the resale value of your home

2) 5-10 years from now Hoboken will have more attractions

3) the local mortgage rate is 5% flat

4) the appreciated value of homes are down 1%, (currently -.05%) compared to surrouding jersey city, bayonne etc... which are continuing to slide more than 2%

5) more and more families are starting to infultrate the areas due to the homey feel and brownstone decor that appeals to young couples and families like in NYC

6) access to ferries and public transport, with more free shuttle services for new building development

7 replies Tue, 14 Apr 2009 16:00:00 GMT http://www.zillow.com/advice-thread/Reasons-to-buy-in-Hoboken/223414/ 2009-04-14T16:00:00Z
