I am going in for closing tomorrow but have not been able to do a final walk through with my agent because the seller still have her tenant living in the property. My question is , can i still continue with signing the final contract with the property occupied? The seller is having problem getting the occupant out of the house and am wondering if it is ok for me to proceed with the closing tomorrow and if yes how about the occupant? In addition to the down payment on your dream home; one other factor to take into account is closing cost. In this hot seller's market; does it make sense to ask for seller concession in order to absorb the cost of the purchase or does that request make your offer less favorable?

Well, I am glad you asked. Closing cost usually entails fees for services such as appraisal, title insurance, attorney, brokerage, bank fees, and other intrinsic costs that become part of the closing of the purchase. I have found that many buyers are going a bit above the seller's asking price in order to get their contracts ratified and have the seller provide some type of concession to help with closing. In this vicious sellers' market in the Southern Maryland and Northern Virginia area it is generally common for sellers to get at least their net asking price if the property is priced correctly, by market value. Cost of money is low; as a matter of current market conditions one may consider going slightly above the asking price if seller concession is a must. That in turn might just make your offer better and have the seller more agreeable to your terms.

Jacques Thimothee, Realtor
www.DMVcribs.com

0 replies Thu, 06 Jun 2013 23:04:00 GMT http://www.zillow.com/advice-thread/Closing-Cost/495793/ 2013-06-06T23:04:00Z How do I know what is the right about of insurance to carry on my home? http://www.zillow.com/advice-thread/How-do-I-know-what-is-the-right-about-of-insurance-to-carry-on-my-home/490183/ 3 replies Tue, 30 Apr 2013 13:31:00 GMT http://www.zillow.com/advice-thread/How-do-I-know-what-is-the-right-about-of-insurance-to-carry-on-my-home/490183/ 2013-04-30T13:31:00Z Advice on buying a townhouse near DC on the Maryand side? http://www.zillow.com/advice-thread/Advice-on-buying-a-townhouse-near-DC-on-the-Maryand-side/478963/ I am thinking of buying a townhouse in DC on the Maryland side. I plan to work in DC for a few years (3-4) and am struggling with the option of buying or renting. Renting a nice apartment in the area will cost me around 2k but I have no hassle of owning property if I switch jobs. Buying a townhouse is cheaper than renting an apartment. So i figured I would ask the experts.

5 replies Sun, 17 Feb 2013 11:45:00 GMT http://www.zillow.com/advice-thread/Advice-on-buying-a-townhouse-near-DC-on-the-Maryand-side/478963/ 2013-02-17T11:45:00Z I would like to purchase my first home in three years what can I do now that would make a big differ http://www.zillow.com/advice-thread/I-would-like-to-purchase-my-first-home-in-three-years-what-can-I-do-now-that-would-make-a-big-differ/461895/ 6 replies Sat, 29 Sep 2012 01:01:00 GMT http://www.zillow.com/advice-thread/I-would-like-to-purchase-my-first-home-in-three-years-what-can-I-do-now-that-would-make-a-big-differ/461895/ 2012-09-29T01:01:00Z No down payment... http://www.zillow.com/advice-thread/No-down-payment/411500/ My fiance and I are looking into buying a house in the near future.
