This past weekend we came across a home we both fell in love with.&nbsp; However, the home is owned by US Bank and is being sold as part of the Wells Fargo REO Program. So, here comes the fun part... After viewing the home and falling in love with it, our real estate agent began asking the listing agent questions.&nbsp; The listing agent said that the previous owners left the water running on the second floor, when they left the home.&nbsp; The second floor was flooded, and as a result came falling down to ground level.&nbsp; The real estate agent said everything was replaced and the entire second floor was redone.&nbsp; When asked who did the work, the real estate agent said "Home Depot."&nbsp;&nbsp;However, upon checking with Home Depot they do not do all the work that was needed to repair this home. My wife and I have a lot more questions!&nbsp; However, we are finding it almost impossible to get any answers.&nbsp; Our main concern is the structural integrity of the home, as well as health concerns due to possible mold from the flooding. What is the procedure when the bank has to make repairs like this? Do they have to make sure the home is repaired and brought back to code?&nbsp; Do they have to ensure that the property is free of mold?&nbsp; Before submitting an offer all homebuyers have to sign an owner-occupant addendum, stating that you will occupy this property within 30days after closing and remain in the property for at least 1 year.&nbsp;Can they make homebuyers go through this if the house is not structurally sound or mold issues? I have been pre approved by FHAs automated underwriting system. I am set to close on July 14th. My appraisal came back about $4000 higher than the agreed purchase price. The underwriter asked me to provide a full 2 year residency because I have been at my current address for 1 year and 9 months, he asked for LOE on a few derogatory marks on my credit (the LO asked me to make these very generic), and the LO accidently marked me as single on my app when I'm married, the underwriter needed clarification on this. Now after providing all of those things my loan has still been in underwriting for a week. Should I be worried. My credit was at 640 middle score. They then had a contractor come out who said a brick had to be replaced and it would cost $100 dollars. I did not believe this was the solution but that more was wrong. I actually got in an argument with my realtor who told me if I kept being so difficult I would lose the house and why was I questioning a contractor. Supposedly the repairs were done prior to closing yet they were to email us the receipt and we have not yet received it. We have only lived here two weeks and my husband changed out the outlet cover last night on the same wall where the inspector noted moisture and there was black mold on the outlet plate. I've already signed some papers stating the ESCRO money &nbsp;that's sent to HUD along with a earnest check and that's where i'm currently standing. I recently went back to the property to do another basic check and noticed that a wall in the living room showed termite damage and currently residing in the home after the paperwork. On the paper it says property sold ''AS IS''. My question is that is there any way i could still ask for some extra credit towards getting this issue resolved or would HUD say its to much damage and just wouldn't accept the house? I'm on a FHA loan and a first time home buyer. Also noted that the house is still listed for sale BUT they took the whole ESCRO money part off of the listed description of the house......Does this mean there trying to still sell the home and trying to not give out the ESCRO amount?? Very confused on to continue on trying to buy the house and pay the inspection fee or just trying to back out as soon as i can to avoid future waste of money.
