What does it take to buy an REO home in Fort Meyers right now?

My husband and I have recently put 2 cash offers on REO homes above list price in Fort Meyers and did not get either!! No joke there are bidding wars going on, but what I really want to know is if agents are being truthful and honest. Are we better off using the list agent to put our offer in on a particular home, are list agents looking at all offers then giving their own clients the heads up on the high offer then quickly closing the bids? Someone please give me some insight on what is going on down there...would love to know how to increase our odds of getting an REO home down there. We are not investment tycoons, we are simply looking for a family vacation home that we would keep forever and retire to.

I have clients who must live without a car. They can walk and bicycle, but want to live in a neighborhood where they can walk to restaurants, libraries, retail, etc.
